<p>Moving isn’t fun.</p>
<p>I had a month and a half to prepare ~ and prepare I did. Things were sorted. Bins of clothing were taken to big brothers. My already minimalist lifestyle was condensed down over the weeks to a concentrated pile of belongings I considered essential to my survival. I was determined to make this move a real downsize so that I could adjust comfortably into my little bungalow just off Main Street.</p>
<p>Yet, the truth remained: No one beats a move.<br />
Despite my best efforts, my move kicked my butt ~ and to top it off the stream of frustrations were textbook in every way.  Nothing is worse than thinking you&#8217;ve finished the last load of scattered little bits, and then you find a tumbleweed of random cable chords you have no idea what to do with and can&#8217;t give away. Or how about the false hope of believing all the cleaning is finally done, only to take one last look at some forgotten and find another task of serious scrubbing. And the stairs ~ oh, the apartment stairs. My knees are still recovering. </p>
<p>The only leg up I had on this move found it’s way to me through a friend, and I’d like to share the tip with you all. You see, I’ve always been a pack-it-on-the-day, move-it-with-a-buddy type of traveling nomad who kept the gadgets and moving trinkets to a minimum. But when my pal recommended that he lend me his frog boxes (large plastic bins with collapsible lids) and dollies (the kind with wheels, not pretty faces) I took him up on his offer. And let me tell you ~ they were so helpful in the move itself that I’m now going to recommend them to all my clients. As an added service, I&#8217;m purchasing a few sets that I will loan out to help you with your move. <img class="alignright size-full wp-image-1551" title="frog boxes vancouver " src="http://www.sebastianalbrecht.com/vancouver_real_estate_blog/wp-content/uploads/2011/08/moving.jpg" alt="frog boxes vancouver " width="267" height="189" /></p>
<p>The frog boxes are great because they’ve got great handles and are deep enough to accommodate a lot of items. They stack really well, and can be easily loaded onto the dollies in batches of six. It really makes a difference to be able to load up carts in uniform containers. The efficiency and time saved was… a life saver. Feel free to give me a call if you&#8217;d like to borrow them. I assure you, it&#8217;s worth it! </p>
<p>I’m going on seven days now and most of the mayhem has been at least temporarily stored. Now the real fun of decorating and outfitting my new place begins. Of course, I’m optimistic this will be my last move for a while. I suppose that’s what we all wish for… here’s hoping.</p>

<p>The strength of the Vancouver real estate market abated slightly this past week. However, given the time of year it is still surprisingly strong.</p>
<p><span style="line-height: 20px; font-size: 17px;">New Listings – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">New Listings rose (+1.67%) ever so slightly this week. For just the 2nd time in 10 weeks we had New Listings up. They went from 240 the week before to 244 this past week.</p>
<h3 style="margin: 1.83em 0px 0.61em; padding: 0px; line-height: 1.22em; font-size: 1.28em; font-weight: normal;">Home Sales – Vancouver</h3>
<p>For the 3rd time in the last 8 weeks Sales fell (-11.86%). Sales of Vancouver real estate went from 253 down to 223.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="line-height: 20px; font-size: 17px;">Sell/List Ratio – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">With New Listings rising and Sales dropping, the Sell/List Ratio dropped for the 1st time in 4 weeks. The Sell/List Ratio fell (+14.02) to 91.39% from 105.42%.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="line-height: 20px; font-size: 17px;">Price Change – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">Price changes fell (-4.55%) to 84 from 88 in the previous week.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="line-height: 20px; font-size: 17px;">Active Listings – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">For the seventh week in a row the number of Active Listings dropped. Active Listings fell (-2.09%) to 2861 from 2922. This is the lowest number of listings that have been active since I began recording these numbers weekly in July 2008.</p>
<h3 style="margin: 1.83em 0px 0.61em; padding: 0px; line-height: 1.22em; font-size: 1.28em; font-weight: normal;">The Bottom Line</h3>
<p>The Vancouver real estate market is seeing a seasonal slowdown. However, for this time of year the market remains very strong. Buyers are still making a significant number of purchases&#8230;and the number of Active Listings is at a record low.</p>

<p>The market is definitely winding down as we head into the holiday season. However, there is still surprising strength in the numbers. Listings fell but Sales were up strongly resulting in a very healthy Sell/List ratio.</p>
<p><span style="line-height: 20px; font-size: 17px;">New Listings – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">Once again New Listings saw a decline this past week (-9.09%). We saw 240 New Listings this past week compared to 264 previously. That is now 8 of 9 weeks that the number of New Listings has fallen.</p>
<h3 style="margin: 1.83em 0px 0.61em; padding: 0px; line-height: 1.22em; font-size: 1.28em; font-weight: normal;">Home Sales – Vancouver</h3>
<p>For the 5th time in the last 7 weeks Sales rose (+16.59%). We saw Sales of Vancouver homes go from just 217 in the previous week to 253 this week.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="line-height: 20px; font-size: 17px;">Sell/List Ratio – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">With New Listings declining and Sales rising significantly, the Sell/List Ratio rose for the 3rd week in a row. The Sell/List Ratio rose (+23.22) to 105.42% from 82.2%.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="line-height: 20px; font-size: 17px;">Price Change – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">Price changes fell (-14.56%) to 88 from 103 in the previous week.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="line-height: 20px; font-size: 17px;">Active Listings – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">For the sixth week in a row the number of Active Listings fell. Active Listings dropped (-5.74%) to 2922 from 3100.</p>
<h3 style="margin: 1.83em 0px 0.61em; padding: 0px; line-height: 1.22em; font-size: 1.28em; font-weight: normal;">The Bottom Line</h3>
<p>While we are seeing the market slowdown towards the holidays, it is still surprising how many buyers are active in this market. There are few options (with declining New Listings and Active Listings) so  buyers are struggling to find homes that suit them.</p>

<p>I think that we can safely say we&#8217;re approaching the Holiday Wall. The volume of activity in the market is way down. Both Listings and Sales took a big hit this past week. However, the Sell/List ratio was up strongly and the number of Active Listings fell for the fifth straight week.</p>
<p><span style="line-height: 20px; font-size: 17px;">New Listings – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">Last week appears to have been an anomaly. After six week of falling numbers of New Listings, the previous week saw a big jump. However, last week saw a return to a decline in this number. We were down (-30.16%) to 264 from 378.</p>
<h3 style="margin: 1.83em 0px 0.61em; padding: 0px; line-height: 1.22em; font-size: 1.28em; font-weight: normal;">Home Sales – Vancouver</h3>
<p>For just the second time in the last six weeks we saw the number of Sales decline. This past week saw the number fall (-19.93%) from 271 down to 217.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="line-height: 20px; font-size: 17px;">Sell/List Ratio – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">Since we saw a bigger drop in the number of New Listings than Sales, the Sell/List Ratio had a decent bump. The Sell/List Ratio rose (+10.5) to 82.2% from 71.69%.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="line-height: 20px; font-size: 17px;">Price Change – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">Price changes rose (+15.73%) to 103 from 89 in the previous week.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="line-height: 20px; font-size: 17px;">Active Listings – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">For the fifth week in a row the number of Active Listings declined. Active Listings fell (-1.24%) to 3100 from 3139.</p>
<h3 style="margin: 1.83em 0px 0.61em; padding: 0px; line-height: 1.22em; font-size: 1.28em; font-weight: normal;">The Bottom Line</h3>
<p>I&#8217;ve been surprised (as has everyone else) at the strength of the Vancouver real estate market this year. However, I do think that we are finally approaching the Holiday Wall as this weeks numbers showed considerable declines in volumes.</p>
<p>While volumes are down, the pressure is still upward on prices as the Sell/List Ratio remains high.</p>

<p>After a week that was slowed due to a statutory holiday (Rememberance Day) the Vancouver real estate market picked up again substantially. Both New Listings and Sales jumped significantly but this did not translate into swelling numbers of Listings.</p>

After two straight weeks, New Listings rose for the first time&#8230;and they did so substantially (+37.45%). From 275 in the previous week they reached 378 this past week.</p>

<p>For the fourth time in the last five weeks the number of Sales rose. Sales went from just 223 to 271 this week (+21.52%).</p>

<p style="PADDING-BOTTOM: 0px; MARGIN: 0px 0px 1.57em; PADDING-LEFT: 0px; PADDING-RIGHT: 0px; PADDING-TOP: 0px">The Sell/List ratio dropped once again (-9.4). It fell from 81.09% to 71.69%.</p>

<p>This was yet another strong week in the Vancouver real estate market. We had a big spike in New Listings as well as in the number of Sales. At the same time Active Listings continued to drop. This combination is likely to continue to put upward pressure on prices.</p>

<p>This past week saw the Vancouver real market slow substantially. New Listings and Sales both fell significantly while there was also a slight decrease in the Active Listings. Much of the decrease, I believe can be attributed to the fact that Rememberance Day fell in the middle of the week.</p>

There were 299 New Listings  in the previous week and that dropped to 275 this past week  (-8.03%).</p>

<p>For just the second time in the last five weeks Sales fell.  Sales dropped(-22.57%) to 223 from 288.</p>

<p style="PADDING-BOTTOM: 0px; MARGIN: 0px 0px 1.57em; PADDING-LEFT: 0px; PADDING-RIGHT: 0px; PADDING-TOP: 0px">The Sell/List ratio fell from the high of the previous week. It fell (-15.23) to81.09% from 96.32%.</p>

<p>Despite a drop in Sales and New Listings, the week was still relatively strong. The Sell/List ratio remained high and above 80%. Meanwhile the Active Listings continued their drop. I suspect that they next few weeks will likely still be strong.</p>

<p>The strength in the Vancouver real estate market doesn&#8217;t appear to want to fade away this fall. Even in November we are seeing the Vancouver real estate market continue to defy gravity. Sales continue to be high, new listings are slowing down and the number of active listings in Vancouver is dropping steadily.</p>
<p><span style="font-size: 17px; line-height: 20px;">New Listings – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">After a very slight increase in the previous week, the downward trend continued for New Listings (the fourth time in the last six weeks). From 334 in the previous week we fell (+10.48%) to  299.</p>
<h3 style="margin: 1.83em 0px 0.61em; padding: 0px; font-weight: normal; font-size: 1.28em; line-height: 1.22em;">Home Sales – Vancouver</h3>
<p>Now for the fourth time in the last seven weeks Sales rose. Sales increased (+5.11%) to 288 from 274.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="font-size: 17px; line-height: 20px;">Sell/List Ratio – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">The Sell/List ratio rose once more. It rose (+4.02) to 96.32% from 82.04%. This is the highest level that the Sell/List ratio has reached since early August 2009.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="font-size: 17px; line-height: 20px;">Price Change – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">Price changes fell (+5.04%) to113 from 119 in the previous week.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="font-size: 17px; line-height: 20px;">Active Listings – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">This is only the third time in the last nine weeksthat  the number of Active Listings dropped. After just a slight increase in the previous week, this last week it fell (-2.42%) to3183 from 3262.</p>
<h3 style="margin: 1.83em 0px 0.61em; padding: 0px; font-weight: normal; font-size: 1.28em; line-height: 1.22em;">The Bottom Line</h3>
<p>Another week has passed and the Vancouver real estate market continues to defy history. There are very few signs of the market slowing down. However, that just can&#8217;t continue unabated. We may see a stronger winter than is usual but I suspect the coming weeks will begin to see a seasonal slow down.</p>

<p>While New Listings fell Sales rose this past week in the Vancouver real estate market.</p>

<p style="margin: 0px 0px 1.57em; padding: 0px;">For three weeks out of the last four, New Listings fell (after they had risen for four consecutive weeks). New Listings fell (-12.86%) to 332 from 381.</p>
<h3 style="margin: 1.83em 0px 0.61em; padding: 0px; font-weight: normal; font-size: 1.28em; line-height: 1.22em;">Home Sales – Vancouver</h3>
<p>For the second time in the five weeks Sales rose. Sales rose (+1.17%) to 259 from 256.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="font-size: 17px; line-height: 20px;">Sell/List Ratio – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">The Sell/List ratio rose once more. Having risen (+10.82) to 78.01% from 67.19% it is now at its highest point in the last eight weeks.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="font-size: 17px; line-height: 20px;">Price Change – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">Price changes fell (-5.13%) to 111 from 117 the week before.</p>
<p style="margin: 0px 0px 1.57em; padding: 0px;"><span style="font-size: 17px; line-height: 20px;">Active Listings – Vancouver</span></p>
<p style="margin: 0px 0px 1.57em; padding: 0px;">For the sixth time in the last seven weeks the number of Active Listings increased. However, this past week that increase was very slight (+0.18%) to 3387 from 3381.</p>
<h3 style="margin: 1.83em 0px 0.61em; padding: 0px; font-weight: normal; font-size: 1.28em; line-height: 1.22em;">The Bottom Line</h3>
<p>This past week saw New Listings fall while Sales rose slightly. This resulted in the Sell/List ratio rising to its highest level in two months.</p>

<p style="margin: 0px 0px 1.57em; padding: 0px;">The Sell/List ratio actually improved to it&#8217;s highest level in the last six weeks. This was a result of New Listings dropping further than the Sales numbers. The Sell/List rose (+4.19) to 67.19% from 63% the week before.</p>

<p style="margin: 0px 0px 1.57em; padding: 0px;">For the fifth time in the last six weeks the number of Active Listings increased. However, this past week that increase was relatively slight (+0.81%) to 3381 from 3354.</p>

<p>This week saw both New Listings and Sales fall off and the number of Active Listings rise. This is typical fall activity for the Vancouver real estate market&#8230;although the number of Sales is still relatively high compared to recent years. Considering that this week was a holiday week (Canadian Thanksgiving) these were very strong numbers.</p>
