Here are the Coal Harbour real estate market statistics for June, 2009.

Coal Harbour Homes for Sale (Coal Harbour Condos only) – 1892

For just the second time in the last eight months, Active Listings rose in Coal Harbour in June, 2009. Listings rose to 192 from 188 the month before. Of course, this is a very minor rise and still on par with where Active Listings were in March 2008.

Coal Harbour Homes Sold (Coal Harbour Condos only) – 40

Coal Harbour Sales rose for the third month in a row this past June. There were 40 Sales in June vs 33 in May.

Of the sales that took place, the average price was $929,000. This was an increase from the $848,000 seen in May. Average Days on Market rose slightly to 147 in June 2009 from 141 in May 2009.

The Average Per Square Foot Price for sales in June 2009 was $829 which was a significant increase over the $802 seen in May.

Coal Harbour Home Sale Prices (Coal Harbour Condos only)

There was 1 sale under $300,000, 8 sales between $300,000 and $400,000, 7 sales between $400,000 and $500,000, 3 sales between $500,000 and $600,000, 1 sale between $700,000 and $800,000, 6 sales between $800,000 and $900,000, 4 sales between $900,000 and $1,000,000, 4 sales between $1,200,000 and $1,400,000, 2 sales between $1,500,000 and $1,600,000, 2 sales between $1,800,000 and $1,900,000 and 2 sales over $2,500,000.

The least expensive sale was $243,000 for a 9 year old 423 sq ft one bedroom. The most expensive sale was $5,000,000 for a 3 year old, 3263 sq ft, 3 bedroom, 4 bath.

Coal Harbour Real Estate MLS Statistics and Chart for May 2009

Here are the Coal Harbour real estate market statistics for May, 2009.

Coal Harbour Homes for Sale (Coal Harbour Condos only) – 188

Active Listings fell in Coal Harbour in the month of May, 2009. Listings fell to 188 from 209 the month before. This is the sixth time in the last seven months that listings have fallen and they now sit on par with where they were March 2008.

Coal Harbour Homes Sold (Coal Harbour Condos only) – 33

Coal Harbour Sales have been week for many months. From October 2008 through to January 2009 they stayed in the single digits. April 2009 saw Sales rise significantly from 12 in March to 32. They remained relatively flat at 33 in May. It’s the fourth time in the last five months that sales rose.

Of the sales that took place, the average price was $848,000. This was an increase from the $747,000 seen in April. Average Days on Market rose slightly to 141 in May 2009 from 126 in April 2009.

The Average Per Square Foot Price for sales in May 2009 was $802 which was a small increase over the $791 seen in April.

Coal Harbour Home Sale Prices (Coal Harbour Condos only)

There was 1 sale under $300,000, 5 sales between $300,000 and $400,000, 4 sales between $400,000 and $500,000, 4 sales between $500,000 and $600,000, 3 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000, 3 sales between $900,000 and $1,000,000, 2 sales between $1,000,000 and $1,100,000, 3 sales between $1,100,000 and $1,300,000, 2 sales between $1,500,000 and $2,000,000 and 1 sale over $3,000,000.

The least expensive sale was $272,900 for a 10 year old 419 sq ft studio. The most expensive sale was $3,500,000 for a 5 year old, 2529 sq ft, 3 bedroom.

Vancouver Neighborhoods Lead Country in Price Appreciation Despite Slowdown

A recent study revealed that there were neighborhoods in the Lower Mainland that saw price increases in the last year. Century21 commissioned the cross-Canada study to find the best performing neighborhoods in the country. Despite the slowdown in our local real estate market, Vancouver had three regions represented in the 21 hottest neighborhoods over the past year.

Areas in Langley and Richmond were hottest, but the Coal Harbour and West End neighborhood of Vancouver led the city. This area saw average prices of $561,198 in April 2009 which was an increase of 15.12% over the average $476,331 in March 2009 and an increase of 0.34% over the $559,314 in April 2008.

“The message for homeowners is that Canada’s housing markets are comprised of thousands of individual neighbourhoods that often perform differently from average prices in their cities or their provinces or the country,” said Lawby (President of Century 21 Canada) in this press release.

“In the Lower Mainland and elsewhere across the country, homeowners should avoid relying on city, provincial or national averages to gauge their local housing markets. Instead, sellers should monitor selling prices of similar homes in their own neighbourhoods. Buyers should monitor selling prices of typical homes in the neighbourhoods where they want to live,” said Lawby.

The study specified the top-ten areas of Vancouver that were red-hot. Other areas of the city that did not see annual price increases, but are hot month-to-month include Kitsilano (FSA: V6K) where prices are up +20.28% (from March to April 2009) and Kitsilano/Arbutus Ridge and west Fairview (FSA: V6J) where prices are up 15.79% (from March to April 2009).

The Century 21 research looked at price performance within Canada Post postal code areas where there were 30 or more sales.

Here are the Coal Harbour real estate market statistics for April, 2009.

Coal Harbour Homes for Sale (Coal Harbour Condos only) – 209

Active Listings fell in Coal Harbour in the month of April, 2009. Listings fell to 209 from 227 the month before. This is the fifth time in the last six months that listings have fallen and they now sit on par with where they were late Spring 2008.

Coal Harbour Homes Sold (Coal Harbour Condos only) – 32

Sales in Coal Harbour real estate had been week for a long time. From October 2008 through to January 2009 they stayed in the single digits. April 2009 saw an enormous spike in sales from just 12 in March to 32. It’s the third time in the last four months that sales rose.

Of the sales that took place, the average price was $747,000. This was an increase from the $714,000 seen in March. Average Days on Market fell sharply to 126 in April 2009 from 206 in March 2009.

The Average Per Square Foot Price for sales in April 2009 was $791 which was a significant increase over the $717 seen in March.

There was 1 sale under $200,000, 3 sales between $200,000 and $300,000, 2 sales between $300,000 and $400,000, 10 sales between $400,000 and $500,000, 2 sales between $500,000 and $600,000, 1 sale between $600,000 and $700,000, 4 sales between $700,000 and $800,000, 4 sales between $900,000 and $1,000,000, 2 sales between $1,000,000 and $1,300,000, and 3 sales over $2,000,000.

The least expensive sale was $168,800 for a 8 year old 297 sq ft hotel suite. The most expensive sale was $2,700,000 for a 7 year old, 1750 sq ft, 3 bedroom.

Here are the Coal Harbour real estate market statistics for March, 2009.

Coal Harbour Homes for Sale (Coal Harbour Condos only) – 227

Last month, Active Listings in Coal Harbour rose for the first time in four months. However, this was shortlived as they fell again in March from 243 in February 2009 to 227 in March 2009.

Coal Harbour Homes Sold (Coal Harbour Condos only) – 12

Sales in the Coal Harbour real estate market have been bumping along below 10 for four months. However, they saw a spike up to 19 in February. Unfortunately, this didn’t turn into a trend. March Sales went against the city wide trend and fell down to 12 in March 2009.

Of the sales that took place, the average price was $714,000. This was a big drop from the $105,800 seen in February. Average Days on Market rose sharply up to 206 in March 2009 from 90 in February 2009.

The Average Per Square Foot Price for sales in March 2009 was $717 which was a significant decrease over the $867 seen in February.

Coal Harbour Home Sale Prices (Coal Harbour Condos only)

There was 1 sale under $300,000, 3 sales between $300,000 and $400,000, 3 sales between $400,000 and $500,000, 1 sale between $600,000 and $700,000, 2 sales between $800,000 and $900,000, and 2 sales over $1,000,000.

The least expensive sale was $265,000 for a 10 year old 418 sq ft studio suite. The most expensive sale was $2,230,000 for a 3 year old, 2002 sq ft, 2 bedroom.

Here are the Coal Harbour real estate market statistics for February, 2009.

Coal Harbour Homes for Sale (Coal Harbour Condos only) – 243

After three straight months of falling numbers, the Active Listings took a slight rise in the Coal Harbour real estate market. Listings rose from January’s 233 to 243 in February.

Coal Harbour Homes Sold (Coal Harbour Condos only) – 19

Sales in Coal Harbour have been absolutely miserable. For 6 straight months we had seen Sales drop in the Coal Harbour real estate market. January saw a significant rise from 6 to 9, and now February was even better increasing more than 100% to 19 Sales.

Of the sales that took place, the average price was $1,058,000. This is a big rise over the $898,000 seen in January and the highest average we’ve seen since September of 2008. Average Days on Market fell for the second month in a row to 90 from 99 in January, 2009.

The Average Per Square Foot Price for sales in February 2009 was $867 which was a significant increase over the $751 seen in January.

Coal Harbour Home Sale Prices (Coal Harbour Condos only)

There were 2 sales under $200,000, 2 sales between $300,000 and $400,000, 3 sales between $400,000 and $500,000, 3 sales between $600,000 and $700,000, 2 sales between $900,000 and $1,000,000, 2 sales between $1,000,000 and $1,100,000, 2 sales between $1,300,000 and $1,500,00, 1 sale at $2,100,000 and 2 sales between $3,000,000 and $4,000,000.

The least expensive sale was $140,000 for a 9 year old 281 sq ft hotel room. The most expensive sale was $3,700,000 for a 1 year old, 2400 sq ft, 2 bedroom.

Here are the Coal Harbour real estate market statistics for January, 2009.

Coal Harbour Homes for Sale (Coal Harbour Condos only) – 23

The total Active Listings in the Coal Harbour real estate market fell once more to 233. This is the third month in a row that we`ve seen a decrease and we are now on par with the number of listings seen at the beginning of July, 2008.

Coal Harbour Homes Sold (Coal Harbour Condos only) – 9

After a string of 6 months of lower Sales in the Coal Harbour real estate market, we saw an uptick in the month of January. From the low of 6 in December, 2008 this is a rise of 50%.

Of the sales that took place, the average price was $898,000. This was a drop from the $983,000 seen in December, 2008. Average Days on Market fell sharply to 99 from the peak of 141 in December, 2008.

The Average Per Square Foot Price for sales in January 2009 was $751 which was well down from the $930 seen in December.

Coal Harbour Home Sale Prices (Coal Harbour Condos only)

There were 2 sales between $400,000 and $500,000, 3 sales between $600,000 and $700,000, 1 sale between $700,000 and $800,000, 1 sale between $1,000,000 and $1,100,000 and 2 sales between $1,600,000 and $1,800,000.

The least expensive sale was $425,000 for a 1 year old 688 sq ft one bedroom. The most expensive sale was $1,800,000 for a 1 year old, 2178 sq ft, 2 bedroom.

Here are the Coal Harbour real estate market statistics for December, 2008.

Coal Harbour Homes for Sale (Coal Harbour Condos only) – 241

The total Active Listings in the Coal Harbour real estate market fell to 241. This is the second month in a row that we`ve seen a decrease and we are now on par with the number of listings seen in July and August.

Coal Harbour Homes Sold (Coal Harbour Condos only) -6

Once again Sales dropped in Coal Harbour real estate. The month of December saw only 6 sales compared to 8 in November, 11 in October and 17 in September.

Of the sales that took place, the average price was $983,000. This was a big jump up from the low of $853,000 that was reached in November 2008. Average Days on Market rose significantly from 69 in November to 141 in December.

The Average Per Square Foot Price for sales in December 2008 was $930 way up from the $737 average in November.

Coal Harbour Home Sale Prices (Coal Harbour Condos only)

There was 1 sale under $400,000, 1 sale between $400,000 and $500,000, 1 sale between $500,000 and $600,000, 2 sales between $1,200,000 and $1,500,000 and 1 sale at $1,850,000.

The least expensive sale was $357,000 for a 12 year old 527 sq ft one bedroom. The most expensive sale was $1,850,000 for a 2 year old, 1640 sq ft, 2 bedroom.
