This past month stopped that trend as Active Listings fell from 466 to 448.  At it’s height, there were 818 active listings in September 2008 in the Downtown Vancouver condo maret.</p>
<h3 style="margin-top: 1.833em; margin-right: 0px; margin-bottom: 0.611em; margin-left: 0px; font-weight: normal; font-size: 1.286em; line-height: 1.222em; padding: 0px;">Downtown Vancouver Homes Sold (Downtown Vancouver Condos only) – 175</h3>
<p style="margin-top: 0px; margin-right: 0px; margin-bottom: 1.571em; margin-left: 0px; padding: 0px;">We had seen seven consecutive months of Sales. However, August saw Sales drop for the first time. There were 175 Sales in August from the 190 in the month before.</p>
<p style="margin-top: 0px; margin-right: 0px; margin-bottom: 1.571em; margin-left: 0px; padding: 0px;">The Average Sale Price fell slightly to $438,000 from $441,000. This was the third month in the last seven that the Average Sale Price rose. Of units sold, the Cumulative Days on Market fell significantly to 40 (from 76). Average Price Per Square Foot for downtown Vancouver condos rose slightly to $605 from $594 in July 2009.</p>

From January 2009 being the worst month ever recorded for sales in Vancouver we have come a very long way in just seven short months.</p>
<h3>Downtown Vancouver Homes for Sale (Downtown Vancouver Condos only) – 466</h3>
<p>There were eight consecutive months of declining Active Listings in the Downtown Vancouver real estate market. Including this past month, we now have had two in a row where the number of listings has actually increase. The increase was very slight (going from 462 the month before to 466).  At it’s height, there were 818 active listings in September 2008 in the Downtown Vancouver condo maret.</p>
<h3>Downtown Vancouver Homes Sold (Downtown Vancouver Condos only) &#8211; 190</h3>
<p>Sales in Downtown Vancouver have been increasing steadily over the past months. Including July, Sales have increased for seven consecutive months. We saw them rise this past month from 185 in June to 190 in July 2009.</p>
<p>The Average Sale Price rose to $441,000 from $428,000. This was the fourth month in the last six that the Average Sale Price rose. Of units sold, the Cumulative Days on Market rose to 76 (from 65). Average Price Per Square Foot for downtown Vancouver condos rose to $594 from $586 in June 2009.</p>
<h3>Downtown Vancouver Home Sale Prices (Downtown Vancouver Condos only)</h3>
<p>There were 19 sales between $200,000 and $300,000, 75 sales between $300,000 and $400,000, 47 sales between $400,000 and $500,000, 27 sales between $500,000 and $600,000, 10 sales between $600,000 and $700,000, 5 sales between $700,000 and $800,000, 1 sale between $800,000 and $900,000, and 4 sales over $1,000,000.</p>
<p>The least expensive sale was a 31 year old 461 sq ft studio that sold for $219,000. The most expensive downtown Vancouver condo that sold in July was an 8 year old 1509 sq ft 2 bed, 2 bath condo for $1,200,000.</p>

In fact, it was the second strongest June on record. We saw inventory levels (active listings) continue to fall while demand (sales) strengthened.</p>
<h3>Downtown Vancouver Homes for Sale (Downtown Vancouver Condos only) – 462</h3>
<p>After three consecutive months of declining Active Listings we finally saw a rise in the month of June 2009. Downtown Vancouver condo listings rose from 425 to 462. This was just the second time in the last ten months that listings rose. At it&#8217;s height, there were 818 active listings in September 2008 in the Downtown Vancouver condo maret.</p>
<h3>Downtown Vancouver Homes Sold (Downtown Vancouver Condos only) &#8211; 185</h3>
<p>Yet again, Sales rose impressively in Downtown Vancouver in the month of June 2009. There were 157 Sales in May and this jumped up to 185 in June 2009. June was the sixth month in a row that Sales increased.</p>
<p>The Average Sale Price rose to $428,000 from $420,000. This was only the third month in the last five that the Average Sale Price rose. Of units sold, the Cumulative Days on Market fell sharply to 65 (from 94). Average Price Per Square Foot for downtown Vancouver condos rose to $586 from $572 in May 2009.</p>
<h3>Downtown Vancouver Home Sale Prices (Downtown Vancouver Condos only)</h3>
<p>There were 22 sales between $200,000 and $300,000, 79 sales between $300,000 and $400,000, 46 sales between $400,000 and $500,000, 22 sales between $500,000 and $600,000, 10 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000, 2 sales between $900,000 and $1,000,000, and 2 sales over $1,000,000.</p>
<p>The least expensive sale was a 23 year old 439 sq ft studio that sold for $220,000. The most expensive downtown Vancouver condo that sold in June was an 7 year old 1704 sq ft 2 bed, 3 bath condo for $1,350,000.</p>

In fact, for much of 2008 the number of Active Listings in downtown was nearly double what it is today.</p>

<p>Sales continued to rise in downtown Vancouver in the month of May 2009. From the 120 Sales in April 2009 Sales jumped to 157 in May. This was the fifth month in row that Sales increased.</p>
<p>The Average Sale Price rose to $420,000 from $395,000. This was just the second month in the last five that the Average Sale Price rose. Of units sold, the Cumulative Days on Market fell to 94 (from 107). Average Price Per Square Foot for downtown Vancouver condos rose to $572 from $534 in April 2009.</p>
<h3>Downtown Vancouver Home Sale Prices (Downtown Vancouver Condos only)</h3>
<p>There was 1 sale under $200,000, 24 sales between $200,000 and $300,000, 69 sales between $300,000 and $400,000, 34 sales between $400,000 and $500,000, 12 sales between $500,000 and $600,000, 3 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000, 2 sales between $800,000 and $900,000, 5 sales between $900,000 and $1,000,000 and 2 sales between $1,200,000 and $1,300,000.</p>
<p>The least expensive sale was a 14 year old 440 sq ft one bedroom that sold for $162,000. The most expensive downtown Vancouver condo that sold in February was an 1 year old 1431 sq ft 2 bed, 2 bath condo for $1,249,000.</p>

<p>April 2009 was yet another strong month in the Vancouver real estate market. Once again, Vancouver West saw some of biggest improvements. Sales were up 31.54% while listings were up only 1.73% (both month over month). <h3>Downtown Vancouver Homes for Sale (Downtown Vancouver Condos only) – 457</h3>
<p>For the seventh month in a row (8 of 9) Active Listings in downtown Vancouver fell. In the month of April they fell from 547 in March  to 457. For the first time in a year, the total number of listings in Downtown Vancouver is below those levels a year ago.</p>
<h3>Downtown Vancouver Homes Sold (Downtown Vancouver Condos only) &#8211; 120</h3>
<p>Sales were well up in April 2009 over the previous month. There were 120 sales in April 2009 from the 90 seen in March. April saw sales increase for the fourth month in a row.</p>
<p>The Average Sale Price fell slightly to $395,000 from $402,000. This was the third month in the last four that the Average Sale Price fell. Of units sold, the Cumulative Days on Market rose to 107 (from 94). Average Price Per Square Foot for downtown Vancouver condos fell to $534 from $541 in March 2009.</p>
<h3>Downtown Vancouver Home Sale Prices (Downtown Vancouver Condos only)</h3>
<p>There were 3 sales under $200,000, 25 sales between $200,000 and $300,000, 44 sales between $300,000 and $400,000, 31 sales between $400,000 and $500,000, 9 sales between $500,000 and $600,000, 5 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000, and 1 sale between $1,200,000 and $1,300,000.</p>
<p>The least expensive sale was a 31 year old 461 sq ft studio that sold for $175,500. The most expensive downtown Vancouver condo that sold in February was an 1 year old 1614 sq ft 2 bed, 3 bath condo for $1,250,000.</p>

<h3>Downtown Vancouver Homes for Sale (Downtown Vancouver Condos only) – 547</h3>
<p>For the six month in a row (7 of <img src='http://www.sebastianalbrecht.com/vancouver_real_estate_blog/wp-includes/images/smilies/icon_cool.gif' alt='8)' class='wp-smiley' /> Active Listings in downtown Vancouver fell. In the month of March they fell from 570 in February to 547. This number even compares favorably to the 495 seen in March 2008.</p>
<h3>Downtown Vancouver Homes Sold (Downtown Vancouver Condos only) &#8211; 90</h3>
<p>Sales were up on slightly in March 2009 over the previous month. We went from 87 to 90. However, this is the third month in a row that Sales increased albeit at a much slower pace than the previous two months.</p>
<p>The Average Sale Price rose for the first time in three months. March 2009 saw he Average Sale Price reach $402,000 from $374,000 the previous month. Of units sold, the Cumulative Days on Market rose slightly to 94 (from 93). Average Price Per Square Foot for downtown Vancouver condos rose to $551 from $531 in February 2009.</p>
<h3>Downtown Vancouver Home Sale Prices (Downtown Vancouver Condos only)</h3>
<p>There were 2 sales under $200,000, 18 sales between $200,000 and $300,000,  43 sales between $300,000 and $400,000, 16 sales between $400,000 and $500,000, 3 sales between $500,000 and $600,000, 3 sales between $600,000 and $700,000, 2 sales between $1,100,000 and $1,200,000 and 2 sales between $1,300,000 and $1,600,000.</p>
<p>The least expensive sale was a 31 year old 461 sq ft studio that sold for $172,500. The most expensive downtown Vancouver condo that sold in February was an 8 year old 1636sq ft 2 bed, 2 bath condo for $1,575,000.</p>

Yet another month has passed. It&#8217;s time to look at what happened in the Downtown Vancouver real estate market. Vancouver had a much better February than January. <p>Yet another month has passed. It&#8217;s time to look at what happened in the Downtown Vancouver real estate market. Vancouver had a much better February than January. If you&#8217;ve been reading my blog, you&#8217;ll have seen big increases in the weekly numbers for the city&#8230;but now it&#8217;s time to look at the neighborhoods.</p>
<h3>Downtown Vancouver Homes for Sale (Downtown Vancouver Condos only)</h3>
<p>– 570</p>
<p>It is now five months in a row (and six out of seven) that active listings in downtown Vancouver have dropped. There were only 570 Active Listings (from 582 in January) in February, 2009. It&#8217;s not a big drop from last month, but every other neighborhood I follow saw at least a slight rise in listings&#8230;so it breaks that trend.</p>
<h3>Downtown Vancouver Homes Sold (Downtown Vancouver Condos only)</h3>
<p>– 87</p>
<p>Wow. There was a big jump in Sales for the downtown Vancouver real estate market. This is the second month in a row that we saw a big jump (from 24 to 49 and now to 87). The Average Sale Price fell once more to $374,000 (from $412,000). Of the units that sold, the cumulative Days on Market fell slightly to 93 (from 96). The Average Per Square Foot Price for downtown Vancouver condoos fell to $531 (from $556).</p>
<h3>Downtown Vancouver Home Sale Prices (Downtown Vancouver Condos only)</h3>
<p>There were 18 sales under $300,000, 40 sales between $300,000 and $400,000, 20 sales between $400,000 and $500,000, 8 sales between $500,000 and $600,000 and 1 sale between $100,000 and $1,100,000.</p>
<p>The least expensive sale was a 16 year old 440 sq ft studio that sold for $175,000. The most expensive downtown Vancouver condo that sold in February was a new construction, 1554sq ft 2 bed, 3 bath condo for $1,050,000.</p>
