Yet again we saw the Kitsilano real estate market mirror that activity.</p>
<h3>Kitsilano Homes for Sale (Kitsilano Condos only) &#8211; 136</h3>
<p>Once again we have another new low for the number of Active Listings in Kitsilano real estate. There were only 168 Active Listings in June and this fell once more to just 136 in July 2009. This is well under half of the number we saw at the peak (September 2008 had 286 Active Listings).</p>
<h3>Kitsilano Homes Sold (Kitsilano Condos only) &#8211; 89</h3>
<p>After Sales fell for the first time in six months in the month of June, we saw them rebound in July 2009. Kitsilano saw 89 sales of condos in that month. This matches the peak reached in May 2009 and considerably higher than the lows of 16 Sales in October/November 2008.</p>
<p>The Average Sale Price of Kitsilano condos was up once again (for the fourth month in a row) to $587,000 (from $56,000). The Average Per Square Foot Price was $604, up from $580. The Cumulative Days on Market of the homes that sold was 56, up slightly from 50 the previous month.</p>
<h3>Kitsilano Home Sale Prices (Kitsilano Condos only)</h3>
<p>There were 5 sales between $200,000 and $300,000, 17 sales $300,000 and $400,000, 25 sales between $400,000 and $500,000, 12 sales between $500,000 and $600,000, 6 sales between $600,000 and $700,000, 10 sales between $700,000 and $800,000, 4 sales between $800,000 and $900,000, 3 sales between $900,000 and $1,000,000, 5 sales between $1,000,000 and $1,300,000, and 2 sales over $1,500,000.</p>
<p>The least expensive listing sold for $275,000 which was a 637 sq ft 6 year old one bedroom. The most expensive sale sold for $2,000,000 for a 33 year old 1 bed, 3 bath that is 1624 sq ft.<br />

<p>June 2009 was the second strongest June of all time in the Vancouver real estate market. Kitsilano mirrored much of the rest of the city, with another strong month.</p>
<h3>Kitsilano Homes for Sale (Kitsilano Condos only) &#8211; 168</h3>
<p>Another month passes, and we have another annual low for Active Listings. Kitsilano had just 168 Active Listings in June 2009. This is the same number that was seen over a year ago in March of 2008.</p>
<h3>Kitsilano Homes Sold (Kitsilano Condos only) &#8211; 81</h3>
<p>For the first month in the last six, Kitsilano condo sales fell. While there were 85 Sales in May 2009, there were 81 in June 2009. This is a slight decline but still considerably higher than the lows of 16 Sales in October/November 2008.</p>
<p>The Average Sale Price of Kitsilano condos was up significantly for the third month in a row to $576,000 (from $567,000). The Average Per Square Foot Price was $580, up from $563. The Cumulative Days on Market of the homes that sold was just 50, way down from 80 the previous month.</p>
<h3>Kitsilano Home Sale Prices (Kitsilano Condos only)</h3>
<p>There were 4 sales between $200,000 and $300,000, 15 sales $300,000 and $400,000, 24 sales between $400,000 and $500,000, 11 sales between $500,000 and $600,000, 5 sales between $600,000 and $700,000, 7 sales between $700,000 and $800,000, 7 sales between $800,000 and $900,000, 2 sales between $900,000 and $1,000,000, 3 sales between $1,000,000 and $1,200,000, 2 sales between $1,200,000 and $1,400,000 and 1 sale at $1,800,000.</p>
<p>The least expensive listing sold for $252,000 which was a 529 sq ft 41 year old studio. The most expensive sale sold for $21,800,000 for a 19 year old 3 bed, 3 bath that is 2247 sq ft.</p>

<p>May 2009 was the strongest month in the Vancouver real estate market that we&#8217;d seen in a while. In my regular series of updates, we now turn our attention to the Vancouver neighborhood of Kitsilano where the trend was no different. In fact, if anything the positive trend was stronger in Kitsilano than many other locations.</p>
<h3>Kitsilano Homes for Sale (Kitsilano Condos only) &#8211; 177</h3>
<p>With the passing of May 2009 we now have an annual low for Active Listings in Kitsilano. To find a similar number of Active Listings, you have to go back to March 2008 (before the Vancouver real estate market had turned south) where we had 168 Active Listings.</p>
<h3>Kitsilano Homes Sold (Kitsilano Condos only) &#8211; 85</h3>
<p>For the fifth month in a row, Sales of Kitsilano condos rose. There were 85Sales in May 2009 vs 64 in April 2009. There have been significant increases in the number of Sales in Kitsilano since the lows reached in October and November of 2008 (when there were just 16 Sales). This is the highest number of Sales seen in Kitsilano in more than a year and a half (long before the market saw a downturn).</p>
<p>The Average Sale Price of Kitsilano condos was up significantly for the second month in a row to $561,000 (from $538,000). The Average Per Square Foot Price was $563, up from $526. The Cumulative Days on Market of the homes that sold was 77, down from 100 the previous month.</p>
<h3>Kitsilano Home Sale Prices (Kitsilano Condos only)</h3>
<p>There were 8 sales between $200,000 and $300,000, 20 sales $300,000 and $400,000, 17 sales between $400,000 and $500,000, 14 sales between $500,000 and $600,000, 3 sales between $600,000 and $700,000, 6 sales between $700,000 and $800,000, 8 sale between $800,000 and $900,000, 3 sales between $900,000 and $1,000,000, 3 sales between $1,000,000 and $1,200,000, 2 sales between $1,200,000 and $1,400,000 and 1 sale above $2,000,000.</p>
<p>The least expensive listing sold for $245,000 which was a 472 sq ft 10 year old studio. The most expensive sale sold for $2,000,000 for a 10 year old 2 bed, 4 bath that is 2333 sq ft.</p>

Century21 commissioned the cross-Canada study to find the best performing neighborhoods in the country. Despite the slowdown in our local real estate market, Vancouver had three regions represented in the 21 hottest neighborhoods over the past year.</p>
<p>Areas in Langley and Richmond were hottest, but the Coal Harbour and West End neighborhood of Vancouver led the city. This area saw average prices of $561,198 in April 2009 which was an increase of 15.12% over the average $476,331 in March 2009 and an increase of 0.34% over the $559,314 in April 2008.</p>
<p>“The message for homeowners is that Canada’s housing markets are comprised of thousands of individual neighbourhoods that often perform differently from average prices in their cities or their provinces or the country,” said Lawby (President of Century 21 Canada) in this <a href="http://www.century21.ca/Brokers/Content/News/hottest_neighbourhoods_lower_mainland_june11.pdf"><span style="color: #800000;">press release</span></a>.</p>
<p>“In the Lower Mainland and elsewhere across the country, homeowners should avoid relying on city, provincial or national averages to gauge their local housing markets. Instead, sellers should monitor selling prices of similar homes in their own neighbourhoods. Buyers should monitor selling prices of typical homes in the neighbourhoods where they want to live,” said Lawby.</p>
<p>The study specified the top-ten areas of Vancouver that were red-hot. Other areas of the city that did not see annual price increases, but are hot month-to-month include Kitsilano (FSA: V6K) where prices are up +20.28% (from March to April 2009) and Kitsilano/Arbutus Ridge and west Fairview (FSA: V6J) where prices are up 15.79% (from March to April 2009).</p>
<p>The Century 21 research looked at price performance within Canada Post postal code areas where there were 30 or more sales.</p>

<h3>Kitsilano Homes for Sale (Kitsilano Condos only) &#8211; 195</h3>
<p>Active Listings dropped for four straight weeks before beginning to rise slightly. Since that decline there have now been four straight weeks where the number of Active Listings have remained relatively flat. This past month the listings rose ever so slightly to 195 (from 194 in April 2009). This number is on par with a year ago where we had 188 Active Listings in April 2008.</p>
<h3>Kitsilano Homes Sold (Kitsilano Condos only) &#8211; 64</h3>
<p>For the fourth month in a row, Sales of Kitsilano condos rose.<br />
There were 64 Sales in April 2009 vs 56 in March 2009. There have been significant increases in the number of Sales in Kitsilano since the lows reached in October and November of 2008 (with just 16 Sales). These numbers are similar to numbers seen a year ago where there were 68 Sales in April 2008.</p>
<p>The Average Sale Price of Kitsilano condos was up significantly to $538,000 (from $480,000). The Average Per Square Foot Price was $526, up from $512. The Cumulative Days on Market of the homes that sold was 100, down from 100 the previous month.</p>
<h3>Kitsilano Home Sale Prices (Kitsilano Condos only)</h3>
<p>There were 6 sales between $200,000 and $300,000, 18 sales $300,000 and $400,000, 13 sales between $400,000 and $500,000, 8 sales between $500,000 and $600,000, 5 sales between $600,000 and $700,000, 4 sales between $700,000 and $800,000, 1 sale between $800,000 and $900,000, 6 sales between $900,000 and $1,000,000, 2 sales between $1,000,000 and $1,100,000, and 1 sale between $1,300,000 and $1,400,000.</p>
<p>The least expensive listing sold for $263,000 which was a 485 sq ft 15 year old studio. The most expensive sale sold for $1,345,000 for a 99 year old 3 bed, 4 bath that is 2466 sq ft.</p>

<h3>Kitsilano Homes for Sale (Kitsilano Condos only) &#8211; 194</h3>
<p>Active Listings dropped for four straight weeks before beginning to rise slightly. Since that drop we&#8217;ve seen three straight weeks where the number of Active Listings have remained relatively flat. This past month the listings rose to 194 (from 191 in February 2009).</p>
<h3>Kitsilano Homes Sold (Kitsilano Condos only) &#8211; 39</h3>
<p>For the third month in a row, Sales of Kitsilano condos rose dramatically.<br />
There were 56 Sales in March, 2009 vs 39 in Janaury, 2009. There have been significant increases in the number of Sales in Kitsilano since the lows reached in October and November of 2008.</p>
<p>The Average Sale Price of Kitsilano condos was $480,000.  This is the same as the previous month of February 2009. The Average Per Square Foot Price was $512, down from $529. The Cumulative Days on Market of the homes that sold was 111, up slightly from 104 the previous month.</p>
<h3>Kitsilano Home Sale Prices (Kitsilano Condos only)</h3>
<p>There were 3 sales between $200,000 and $300,000, 19 sales $300,000 and $400,000, 15 sales between $400,000 and $500,000, 9 sales between $500,000 and $600,000, 6 sales between $600,000 and $700,000, 1 sale between $700,000 and $800,000, 1 sale between $800,000 and $900,000 and 2 sales between $1,000,000 and $1,200,000.</p>
<p>The least expensive listing sold for $253,500 which was a 494 sq ft 38 year old 1 bedroom. The most expensive sale sold for $1,200,000 for a 8 year old 2 bed, 3 bath that is 1695 sq ft.</p>

<h3>Kitsilano Homes for Sale (Kitsilano Condos only) &#8211; 191</h3>
<p>After Active Listings dropped for four straight months in the Kitsilano real estate market, we saw a slight uptick in February 2009. Active listings rose to 191 (from 189 in January, 2009).</p>
<h3>Kitsilano Homes Sold (Kitsilano Condos only) &#8211; 39</h3>
<p>For the second straight month we saw Sales of Kitsilano condos rise significantly. There were 39 Sales in February, 2009 vs only 23 in Janaury, 2009. These are meaningful increases over the low of 16 that we saw back in October and November of 2008.</p>
<p>The Average Sale Price was $480,000.  This is a rise from $460,000 in January, 2009. The Average Per Square Foot Price was $529, up from $505. The Cumulative Days on Market of the homes that sold was 104, way up from the 67 the previous month.</p>
<h3>Kitsilano Home Sale Prices (Kitsilano Condos only)</h3>
<p>There were 4 sales between $200,000 and $300,000, 13 sales $300,000 and $400,000, 11 sales between $400,000 and $500,000, 3 sales between $500,000 and $600,000, 3 sales between $600,000 and $700,000, 1 sale between $700,000 and $800,000, 2 sales between $800,000 and $900,000 and 2 sales between $1,000,000 and $1,100,000.</p>
<p>The least expensive listing sold for $231,400 which was a 440 sq ft 10 year old studio. The most expensive sale sold for $1,035,000 for a 22 year old 3 bed, 3 bath that is 1900 sq ft.</p>

<p>The New Yorker is located within walking distance of schools, public transportation, shopping and even Kitsilano beach. The majority of suites are two bedroom units, but there are a large number of one bedrooms, as well as a handful of three bedrooms (which are rare for newer buildings in the Vancouver real estate market).</p>
<p>With low maintenance fees, the New Yorker is not known for it&#8217;s amenities. However, if you are wanting amenities you don&#8217;t have to look any further than across the street at the local park, or the recently upgraded community center with full athletic facilities.</p>

<p>Here are the Kitsilano real estate market statistics for January, 2009.</p>
<p><strong>Kitsilano Homes for Sale (Kitsilano Condos only) &#8211; 189</strong></p>
<p>We saw Active Listings drop for the fourth month in a row for Kitsilano. While the drop wasn&#8217;t as large as the previous month we still saw it fall from 207 in December, 2008 down to 189 in January, 2009.</p>
<p><strong>Kitsilano Homes Sold (Kitsilano Condos only) &#8211; 23</strong></p>
<p>Sales of Kitsilano condos rose to 23 in January, 2009. This was up from 17 in December, 2008 and the third month in a row that there was an increase.</p>
<p>The Average Sale Price was $460,000. This is a drop from $528,000 in December, 2008. The Average Per Square Foot Price was $505, up from $496. The Cumulative Days on Market of the homes that sold as 67, down slightly from 69.</p>
<p><strong>Kitsilano Home Sale Prices (Kitsilano Condos only)</strong></p>
<p>There were 2 sales between $200,000 and $300,000, 8 sales $300,000 and $400,000, 6 sales between $400,000 and $500,000, 3 sales between $500,000 and $600,000, 2 sales between $600,000 and $700,000, and 2 sales between $800,000 and $900,000.</p>
<p>The least expensive listing sold for $253,000 which was a 560 sq ft 43 year old 1 bedroom, 1 bath. The most expensive sale sold for $900,000 for a 17 year old 4 bed, 3 bath that is 2012 sq ft.</p>

<p>As far as location, the building is within walking distance of schools, shopping and even beaches. While the Arbutus Walk community has a well-earned reputation as an idealic setting, the Savona stands out as one of the highest quality buildings in the area. The majority of suites are either 1 or 2 bedrooms, but there are about one dozen 3 bedroom units as well.</p>
<p>Amenities include a common room, bike lockers and a live-in caretaker. Those looking for other amenities need to look little further than across the street at the local park, or the recently upgraded community center with full athletic facilities.</p>
