Vacancy Rates Rise Along With Rents in Metro Vancouver

The market is definitely winding down as we head into the holiday season. However, there is still surprising strength in the numbers. Listings fell but Sales were up strongly resulting in a very healthy Sell/List ratio.

A Near Record Month of November
The average home in Greater Vancouver rose 12.4% over the past year.  In the City of Vancouver we blew this average out of the water. November 2009 saw detached homes up 24.61%, attached homes up 16.73% and apartments up 11.51%.

I think that we can safely say we’re approaching the Holiday Wall. The volume of activity in the market is way down. Both Listings and Sales took a big hit this past week. However, the Sell/List ratio was up strongly and the number of Active Listings fell for the fifth straight week.
