<p>Every year there is a convention involving Royal LePage realtors at the beginning of September. It alternates from one year to the next between a large national convention and a smaller, regional one. In the last few years we&#8217;ve had national conferences in St. John&#8217;s, Newfoundland and Montreal. The regional conferences have been in places like Whistler and Penticton.</p>
<p>I just got back from our regional conference (called Headstart) in Harrison Hot Springs. It was so much fun, that I can hardly believe it. The picture that I&#8217;ve posted here actually shows how most of us did our networking/socializing&#8230;in the hot pools at the Harrison Hot Springs Resort. I highly recommend it!</p>
<p>One of the best parts of going to these conferences is the relationships that you develop. We are colleagues to begin with, but over the years you become friends&#8230;and these conferences become an excuse to relax and unwind with old friends. Of course, there are many other benefits. There is an educational component to every conference and we do a lot of career development. There is always a slightly different slant, but the idea is that we constantly learn how to our job better&#8230;.from motivational speakers, to better presentation skills to social media training.</p>
<p>Another big advantage is that in developing these relationships with agents across the country, I have developed a network of realtors I trust. When I have clients or friends that are moving, or needing to sell property somewhere else in Canada I am able to recommend someone that I not only know personally, but I know how good they are at what they do. That personal connection can go a long way in helping you achieve your goals.</p>
<p>Next year the national conference is finally coming to Vancouver. I was originally a little bit disappointed. I like being able to travel and experience other parts of the country. However, I&#8217;m now really looking forward to being able to show off my city to my friends and colleagues. Next year can&#8217;t come soon enough!</p>

The <a href="http://www.sebastianalbrecht.com/royal_lepage_shelter_foundation.php" target="_blank">RLP Shelter Foundation</a> is the largest (private) source of funding for Women&#8217;s shelters in Canada. They are dedicated to helping women and children that are victims of domestic violence.</p>

For the second time in as many years, I broke a Grouse Grind record. On June 28th, 2010 my goal was to climb the Grouse Grind 14 times. Starting at 6:30am and not stopping until 11:00pm I achieved my goal thereby setting another world record.

<p>There were some tweaks that I made from my experiences in the previous years. I trained more specifically for the event, I took nutrition more seriously and I had better organization prior to as well as during the event. These changes, along with determination, perseverance and incredible support allowed me to achieve my physical goal (and I&#8217;m really happy that I not only managed to reach 14 grinds in one day, but also that I kept them ALL under 1 hour).</p>

<p>It wasn&#8217;t easy, by any means. There were countless times when I doubted myself, when my body began to fail me&#8230;and when I simply wanted to give up. Around the 5th Grind I began to have severe cramps. They reminded me of the beginnings of the debilitating cramps that I had had the year before, but due to better nutrition they didn&#8217;t get as bad (at one point in 2009, I was curled up in a ball unable to move).</p>

<p>There was something that was worse than cramps. After the 10th Grind I was excreting blood. Lots of blood&#8230;but I kept going. I still had my wits about me, and I was so close to my goal that I wouldn&#8217;t let that deter me. There were so many people watching me&#8230;so many people willing me to succeed&#8230;that I really don&#8217;t believe I had any other choice other than to reach my goal.</p>

<p>There were also many memorable moments on the trail. Early in the day, there was a large crowd of young school children climbing the grind. A few of them recognized me from the news, and word quickly spread amongst them. Soon enough, at least 50 of them were cheering me on (although, I also overheard one of them telling his friend that I was never going to make it).</p>

<p>The support from friends and family cannot be underestimated. I have so much to thank them for. The core of that group were Bess Durey, Crystal Reinitz, Bjoern Ossenbrink and my mother. Without the help and support of these four people, I could not have achieved what I set out to do. They were all instrumental in their own ways.</p>

<p>On the day of the event, there was also a large group of Grouse Grinders that came to show their support. Many of them even climbed one or more Grinds with me during the day&#8230;.keeping the repetitive task from becoming boring (and helping to ensure my safety as darkness came on). Amongst them, I would like to thank Jason Chong, Vicki Mann, Amy Tso, Oliver Bibby, Michael Frewin, Ryan Dietrich, Eric Wan and Matt Collinge. Thanks to all of you!</p>

<p>While the physical achievement is certainly gratifying, it was not the primary goal. Setting a new Grouse Grind record was simply a tool to raise money and awareness for a great and meaningful cause; the <a href="http://www.sebastianalbrecht.com/royal_lepage_shelter_foundation.php" target="_blank">Royal LePage Shelter Foundation</a>. This fantastic organization is the largest source of public funding for women&#8217;s shelters and violence prevention programs in Canada.</p>
<p>Aside from reaching the top of Grouse Mountain 14 times in one day, my goal was to try and raise $15,000 for them. So far, I have fallen short in my goal having raised $6,300 as of July 3rd, 2010. There is still time and opportunity to <a href="http://www.canadahelps.org/GivingPages/GivingPage.aspx?gpID=7947" target="_blank">donate to the cause if you are able to</a>.</p>

There had been 454 new listings in the previous week, and last week this number rose (+3%) to 468. This is welcome news for buyers as they await new listings on the market and it&#8217;s the most new listings we&#8217;ve seen in one week since September 2008.</p>

<p style="margin: 0px 0px 1.57em; padding: 0px;" mce_style="margin: 0px 0px 1.57em; padding: 0px;">With New Listings rising and Sales relatively flat, the Sell/List ratio fell to 64.53% (-2.21).</p>

For buyers, this is an opportune time to find properties that seemed to have been impossible to find in the spring and summer months. <p>CMHC reported on December 10th, 2007 that November 2007 was the highest month in 30 years for housing starts. That&#8217;s big news. Over the same period last year, housing starts are up a whopping 92%!</p>
<p> Now&#8230;before we get too excited about this news there might be a reasonable explanation. I would suspect that a large portion of these starts might be pent-up from the prolonged civic strike in Vancouver. It likely doesn&#8217;t explain the entire increase, but a number of these starts would likely have been spread out over the past couple of months if the strike hadn&#8217;t happened.</p>
<p> However, what I find interesting is the big increase we&#8217;re seeing in the construction of condominium units. The number of single-family homes is actually dropping (364 in November 2007 vs 403 in November 2006) while condo starts are booming (2,340 vs 1,002).</p>
<p>&#8220;There has been a 30% increase in multi-family starts (so far this year) and it&#8217;s mainly Vancouver and Surrey (multi-family projects) that are driving the results.&#8221; Robyn Adamache, an analyst with CMHC said in an interview with the Vancouver Sun.</p>
<p>She expects to see housing starts begin to trend lower next year. Pointing to the difficulty in sourcing skilled labour, as well as affordability issues for consumers, she feels that housing starts have likely peaked for the time being. However, she indicates that these are the same reasons that we are seeing a boom in multi-family starts.</p>
<p>Builders are building what people can afford. Currently, the average price for a home in the reporting area for the Real Estate Board of Greater Vancouver is $813,137. An average condominium is nearly half the price at $418,709. Currently, there are over 75 listings of condos that are selling for under $250,000 (not new, mind you).</p>
<p>The affordable end of the market is where there is currently very strong activity. I believe that we&#8217;ll continue to see incredible growth in demand by both first-time buyers and investors in the condominium market, making it an excellent opportunity to put a little money in your pocket.</p>

<p>The Canada Mortgage and Housing Corporation released their forecast for the Vancouver housing market in 2008. They view the next year to be a positive one as far as resales and price appreciation. Interest rates are predicted to stay relatively level, and prices are predicted to continue to raise at about an average of 9.1%.</p>

<p><em>“In Vancouver, housing demand will be supported through 2008 by ongoing job growth and a steady flow of people moving to the region” said Robyn Adamache, CMHC’s Vancouver Senior Market Analyst. Solid home price gains will continue to attract investors and live-in homeowners alike. These factors, combined with Vancouver’s growing international reputation as a clean, liveable city, will keep demand for new and resale housing robust. Both new home starts and existing home sales will stay near record highs, but edge down slightly in the year ahead. Look for new and resale home prices in Metro Vancouver communities to increase, but at a slower pace than in recent years.</em></p>
