<h3>West End Vancouver Homes for Sale (West End Vancouver Condos only) &#8211; 178</h3>
<p>July 2009 saw Active Listings in the West End Vancouver real estate market fall for the fifth month in a row (and seventh in the last eigh). This past month we saw them drop from 211 in June to just 178 in July. This is on par with the lows seen in January and February of 2008 when it was 177.</p>
<h3>West End Vancouver Homes Sold (West End Vancouver Condos only) &#8211; 72</h3>
<p>For the second time in the last eight months, Sales fell in the West End Vancouver real estate market. We saw Sales peak in May 2009 at 97 and they have now reached 72 in July 2009.</p>
<p>The Average Sale Price fell in July 2009 to $457,000 from $484,000 the month before. Meanwhile, the Average Per Square Foot price also fell to $567 from $597. Of sales, the Average Days on Market rose to 80 from 68.</p>
<h3>West End Vancouver Home Sale Prices (West End Vancouver Condos only)</h3>
<p>There was 1 sale under $200,000, 15 sales between $200,000 and $300,000, 19 sales between $300,000 and $400,000, 17 sales between $400,000 and $500,000, 8 sales between $500,000 and $600,000, 3 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000, 3 sales between $800,000 and $900,000, 1 sale between $900,000 and $1,000,000 and 3 sales over $1,000,000.</p>
<p>The least expensive sale was a 420 sq ft, 43 year old studio for $185,000. The most expensive sale was a new 1421 sq ft, 2 bedroom, 2 bath condo for $1,400,000.</p>

<p>June 2009 saw Active Listings in the West End Vancouver real estate market fall for the fourth month in a row (and sixth in the last seven). While May had 217 Active Listings there were just 211 in June. This was on par with the number of Active Listings seen in March 2008.</p>
<h3>West End Vancouver Homes Sold (West End Vancouver Condos only) &#8211; 84</h3>
<p>For the first time in the last seven months, Sales fell in the West End Vancouver real estate market. Sales peaked in May 2009 at 97 and fell to 84 in June 2009. This is still an incredibly high number of Sales for the West End and approximately double the numbers seen in the Spring of 2008 (where it was in the mid-40s).</p>
<p>The Average Sale Price rose slightly in June 2009. It was $481,000 in May 2009 and rose to $484,000 in June (the sixth increase in the last eight months). Meanwhile, the Average Per Square Foot price rose to $597 from $579. Of sales, the Average Days on Market fell significantly to 68 from 108.</p>
<h3>West End Vancouver Home Sale Prices (West End Vancouver Condos only)</h3>
<p>There were 2 sales below $200,000, 16 sales between $200,000 and $300,000, 24 sales between $300,000 and $400,000, 20 sales between $400,000 and $500,000, 6 sales between $500,000 and $600,000, 3 sales between $600,000 and $700,000, 5 sales between $700,000 and $800,000, 1 sale between $800,000 and $900,000, 1 sale between $900,000 and $1,000,000, 5 sales between $1,000,000 and $1,200,000, and 1 sale over $2,000,000.</p>
<p>The least expensive sale was a 450 sq ft, 43 year old studio for $170,000. The most expensive sale was a new 2387 sq ft, 2 bedroom, 3 bath condo for $2,950,000.</p>

<h3>West End Vancouver Homes for Sale (West End Vancouver Condos only) &#8211; 217</h3>
<p>In May 2009 Active Listings in the West End Vancouver real estate market fell once more from 255 to 217. This was the third month in a row that Active Listings fell in the community (and the fifth in the last six).</p>
<h3>West End Vancouver Homes Sold (West End Vancouver Condos only) &#8211; 97</h3>
<p>May was the sixth month in a row where Sales rose in the West End. The month saw a jump in Sales from 70 in May up to 97 in April. This is a long way from the low of 15 seen in November of 2008 (and more than double the number of Sales in March of 48).</p>
<p>The Average Sale Price fell in May 2009. It was $533,000 in April 2009 and fell to $481,000 in May (the second decline in the last seven months). The Average Per Square Foot price also fell to $579 from $596. Of sales, the Average Days on Market rose to 108 from 96.</p>
<h3>West End Vancouver Home Sale Prices (West End Vancouver Condos only)</h3>
<p>There were 4 sales below $200,000, 16 sales between $200,000 and $300,000, 38 sales between $300,000 and $400,000, 22 sales between $400,000 and $500,000, 3 sales between $500,000 and $600,000, 3 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000, 3 sales between $800,000 and $900,000, 1 sale between $900,000 and $1,000,000, 2 sales between $1,000,000 and $1,200,000, and 3 sales between $2,500,000 and $2,900,000.</p>
<p>The least expensive sale was a 430 sq ft, 43 year old studio for $152,000. The most expensive sale was a 1 year old 2681 sq ft, 2 bedroom, 3 bath condo for $2,880,000.</p>

<p>A recent study revealed that there were neighborhoods in the Lower Mainland that saw price increases in the last year. Century21 commissioned the cross-Canada study to find the best performing neighborhoods in the country. Despite the slowdown in our local real estate market, Vancouver had three regions represented in the 21 hottest neighborhoods over the past year.</p>
<p>Areas in Langley and Richmond were hottest, but the Coal Harbour and West End neighborhood of Vancouver led the city. This area saw average prices of $561,198 in April 2009 which was an increase of 15.12% over the average $476,331 in March 2009 and an increase of 0.34% over the $559,314 in April 2008.</p>
<p>“The message for homeowners is that Canada’s housing markets are comprised of thousands of individual neighbourhoods that often perform differently from average prices in their cities or their provinces or the country,” said Lawby (President of Century 21 Canada) in this <a href="http://www.century21.ca/Brokers/Content/News/hottest_neighbourhoods_lower_mainland_june11.pdf"><span style="color: #800000;">press release</span></a>.</p>
<p>“In the Lower Mainland and elsewhere across the country, homeowners should avoid relying on city, provincial or national averages to gauge their local housing markets. Instead, sellers should monitor selling prices of similar homes in their own neighbourhoods. Buyers should monitor selling prices of typical homes in the neighbourhoods where they want to live,” said Lawby.</p>
<p>The study specified the top-ten areas of Vancouver that were red-hot. Other areas of the city that did not see annual price increases, but are hot month-to-month include Kitsilano (FSA: V6K) where prices are up +20.28% (from March to April 2009) and Kitsilano/Arbutus Ridge and west Fairview (FSA: V6J) where prices are up 15.79% (from March to April 2009).</p>
<p>The Century 21 research looked at price performance within Canada Post postal code areas where there were 30 or more sales.</p>

<p>Here is the monthly update of market statistics for the West End of Vancouver in March 2009.</p>
<h3>West End Vancouver Homes for Sale (West End Vancouver Condos only) &#8211; 261</h3>
<p>March 2009 saw Active Listings in the West End Vancouver real estate market drop slightl. Active Listings in the West End fell to 261 from 270 in February, 2009. This drop came after two consecutive months of rising listings.</p>
<h3>West End Vancouver Homes Sold (West End Vancouver Condos only) &#8211; 48</h3>
<p>For the fourth month in a row we saw a rise in the number of Sales in Vancouver’s West End.  Sales went from 31 in February to 48 in March, 2009.</p>
<p>In the meantime, the Average Sale Price fell significantly. It was $499,000 in February, 2009 and fell to $432,000 in March which was the first drop in the last five months. The Average Per Square Foot price fell slightly to $533 from $554. Of sales, the Average Days on Market rose to 80 from 64.</p>
<h3>West End Vancouver Home Sale Prices (West End Vancouver Condos only)</h3>
<p>There were 10 sales between $200,000 and $300,000, 15 sales between $300,000 and $400,000, 16 sales between $400,000 and $500,000, 1 sale between $500,000 nd $600,000, 2 sales between $600,000 and $700,000, 2 sales between $900,000 and $1,000,000, and 2 sales between $1,000,000 and $1,200,000.</p>
<p>The least expensive sale was a 508 sq ft, 28 year old one bedroom for $218,000. The most expensive sale was a new 1553 sq ft, 2 bedroom, 3 bath condo for $1,180,000.</p>

<p>Here is the monthly update of market statistics for the West End of Vancouver in February 2009.</p>
<h3>West End Vancouver Homes for Sale (West End Vancouver Condos only) &#8211; 270</h3>
<p>As with the majority of the other areas in the Vancouver real estate market, the Total Active Listings in the West End of Vancouver rose slightly to 270 (from 257). After a series of months where listings fell, it appears as though we are seeing a rise corresponding with the beginning of the spring market.</p>
<h3>West End Vancouver Homes Sold (West End Vancouver Condos only) &#8211; 31</h3>
<p>For the third month in a row we saw a rise in the number of Sales in Vancouver&#8217;s West End (I mistakenly called it three months in a row last month when it was actually two).  Sales went from 26 in January to 31 in February, 2009.</p>
<p>For the fourth month in a row the Average Sale Price rose. From $447,000 in January to $499,000 in February is a significant rise.  Average Per Square Foot was $554, that&#8217;s exactly what it was the month before. At the same time, Average Days on Market  fell dramatically to 64.48 (from 105). This broke a long rising trend over the last four months.</p>
<h3>West End Vancouver Home Sale Prices (West End Vancouver Condos only)</h3>
<p>There were 1 sale below $200,000, 9 sales between $200,000 and $300,000, 9 sales between $300,000 and $400,000, 4 sales between $400,000 and $500,000, 2 sales between $500,000 and $600,000, 1 sale between $600,000 and $700,000, 2 sales between $700,000 and $800,000, 1 sale between $900,000 and $1,100,000, 1 sale between $1,200,000 and $1,300,000 and 1 sale over $2,000,000.</p>
<p>The least expensive sale was a 482sq ft, 29 year old studio for $195,000. The most expensive sale was a 15 year old 4299 sq ft, 3 bedroom, 4 bath penthouse for $2,480,000.</p>

<p>Here is the monthly update of market statistics for the West End of Vancouver in January 2009.</p>
<p><strong>West End Vancouver Homes for Sale (West End Vancouver Condos only) &#8211; 257</strong></p>
<p>The Total Active Listings in the West End of Vancouver fell slightly to 257 (from 262). This was the second month in a row we saw a drop in listings after increasing numbers for four straight months. </p>
<p><strong>West End Vancouver Homes Sold (West End Vancouver Condos only) &#8211; 26</strong></p>
<p>There was a significant rise in the number of Sales in Vancouver&#8217;s West End. From only 19 in December, 2008 there were 26 in January 2009. That&#8217;s the third month in a row that we saw a rise in Sales.</p>
<p>The Average Sale Price rose once again to $447,000. That&#8217;s up from $401,000 in December and the third month in a row we saw an increase. Average Per Square Foot was $554, up significantly from the $512 seen in December. At the same time, Average Days on Market rose for the fourth month in a row to 105 (up from 71).</p>
<p><strong>West End Vancouver Home Sale Prices (West End Vancouver Condos only)</strong></p>
<p>There were 2 sales below $200,000, 7 sales between $200,000 and $300,000, 4 sales between $300,000 and $400,000, 7 sales between $400,000 and $500,000, 2 sales between $500,000 and $600,000, 1 sale between $600,000 and $700,000, 1 sale between $700,000 and $800,000 and 2 sales between $1,200,000 and $1,400,000.</p>
<p>The least expensive sale was a 580sq ft, 42 year old one bedroom for $162,000. The most expensive sale was a brand new 1617 sq ft, 2 bedroom, 3 bath condo for $1,388,000.</p>

<p>Here is the monthly update of market statistics for the West End of Vancouver in November 2008.</p>
<p><strong>West End Vancouver Homes for Sale (West End Vancouver Condos only)</strong> &#8211; 262</p>
<p>The Total Active Listings in the West End of Vancouver fell for the first time in four months to 262 (from 307 in November). The West End had been bucking the trend seen throughout the other areas that I follow, but has now followed suit.</p>
<p><strong>West End Vancouver Homes Sold (West End Vancouver Condos only)</strong> &#8211; 19</p>
<p>The month of November saw sales hit a low of just 15. However, December saw Sales bounce a little up to 19. It`s still a low number, but the trend of falling Sales reversed for at least one month.</p>
<p>Average Sale Price rose to $401,000 (up from $375,000). Meanwhile,<br />
Average Days on Market climbed to 71 (from 60 in November). The Average Per Square Foot Price was $512 (from $492) for West End Vancouver condos in December, 2008.</p>
<p><strong>West End Vancouver Home Sale Prices (West End Vancouver Condos only)</strong></p>
<p>There were 7 sales between $200,000 and $300,000, 4 sales between $300,000 and $400,000, 3 sales between $300,000 and $400,000, 2 sales between $400,000 and $500,000, 1 sale between $500,000 and $600,000, 1 sale between $600,000 and $700,000 and 2 sales between $700,000 and $800,000.</p>
<p>The least expensive sale was a 673sq ft, 31 year old one bedroom for $218,000. The most expensive sale was a 1066 sq ft, 4 year old 2 bedroom for $785,000.</p>

<p>Here at the Vancouver Real Estate Blog I try to keep you as up to date as possible on what&#8217;s happening in the Vancouver real estate market. To that end, here&#8217;s another one of my market area updates.</p>
<p>This update is for the West End of Vancouver in November 2008. I’ve included the chart above so that you can see visually what’s been happening in the West End Vancouver real estate market over the course of the past year.</p>
<p><strong>West End Vancouver Homes for Sale (West End Vancouver Condos only)</strong> &#8211; 307</p>
<p>The Total Active Listings in the West End of Vancouver rose to 307 this past month. This is a new high for the year, unlike many of the other communities in Vancouver that saw a drop in new listings.</p>
<p><strong>West End Vancouver Homes Sold (West End Vancouver Condos only)</strong> &#8211; 15</p>
<p>With just 15 Sales this past month, this was only a slight drop from the previous month&#8217;s 16 Sales. However, 15 is a dismal number and is also a record for the year. In the meantime, Average Sale Price held relatively steady at $375,000, rising slightly from the low reached last month.<br />
Average Days on Market was also relatively flat at 60 (from 58 in October). The Average Per Square Foot Price was $492 for West End Vancouver condos in October, 2008.</p>
<p><strong>West End Vancouver Home Sale Prices (West End Vancouver Condos only)</strong></p>
<p>There was 1 sale below $200,000, 5 sales between $200,000 and $300,000, 3 sales between $300,000 and $400,000, 3 sales between $400,000 and $500,000, 1 sale between $500,000 and $600,000, 1 sale between $600,000 and $700,000 and 1 sale between $700,000 and $800,000.</p>
<p>The least expensive sale was a 550 sq ft, 38 year old one bedroom for $181,000. The most expensive sale was a 1374 sq ft, 27 year old 2 bedroom for $732,000.</p>
