Here are the Coal Harbour real estate market statistics for March, 2009.
Coal Harbour Homes for Sale (Coal Harbour Condos only) – 227
Last month, Active Listings in Coal Harbour rose for the first time in four months. However, this was shortlived as they fell again in March from 243 in February 2009 to 227 in March 2009.
Coal Harbour Homes Sold (Coal Harbour Condos only) – 12
Sales in the Coal Harbour real estate market have been bumping along below 10 for four months. However, they saw a spike up to 19 in February. Unfortunately, this didn’t turn into a trend. March Sales went against the city wide trend and fell down to 12 in March 2009.
Of the sales that took place, the average price was $714,000. This was a big drop from the $105,800 seen in February. Average Days on Market rose sharply up to 206 in March 2009 from 90 in February 2009.
The Average Per Square Foot Price for sales in March 2009 was $717 which was a significant decrease over the $867 seen in February.
Coal Harbour Home Sale Prices (Coal Harbour Condos only)
There was 1 sale under $300,000, 3 sales between $300,000 and $400,000, 3 sales between $400,000 and $500,000, 1 sale between $600,000 and $700,000, 2 sales between $800,000 and $900,000, and 2 sales over $1,000,000.
The least expensive sale was $265,000 for a 10 year old 418 sq ft studio suite. The most expensive sale was $2,230,000 for a 3 year old, 2002 sq ft, 2 bedroom.
