Coal Harbour Real Estate MLS Statistics and Chart for February 2009

Here are the Coal Harbour real estate market statistics for February, 2009.

Coal Harbour Homes for Sale (Coal Harbour Condos only) – 243

After three straight months of falling numbers, the Active Listings took a slight rise in the Coal Harbour real estate market. Listings rose from January’s 233 to 243 in February.

Coal Harbour Homes Sold (Coal Harbour Condos only) – 19

Sales in Coal Harbour have been absolutely miserable. For 6 straight months we had seen Sales drop in the Coal Harbour real estate market. January saw a significant rise from 6 to 9, and now February was even better increasing more than 100% to 19 Sales.

Of the sales that took place, the average price was $1,058,000. This is a big rise over the $898,000 seen in January and the highest average we’ve seen since September of 2008. Average Days on Market fell for the second month in a row to 90 from 99 in January, 2009.

The Average Per Square Foot Price for sales in February 2009 was $867 which was a significant increase over the $751 seen in January.

Coal Harbour Home Sale Prices (Coal Harbour Condos only)

There were 2 sales under $200,000, 2 sales between $300,000 and $400,000, 3 sales between $400,000 and $500,000, 3 sales between $600,000 and $700,000, 2 sales between $900,000 and $1,000,000, 2 sales between $1,000,000 and $1,100,000, 2 sales between $1,300,000 and $1,500,00, 1 sale at $2,100,000 and 2 sales between $3,000,000 and $4,000,000.

The least expensive sale was $140,000 for a 9 year old 281 sq ft hotel room. The most expensive sale was $3,700,000 for a 1 year old, 2400 sq ft, 2 bedroom.
