Coal Harbour Real Estate MLS Statistics and Chart for May 2009

Here are the Coal Harbour real estate market statistics for May, 2009.

Coal Harbour Homes for Sale (Coal Harbour Condos only) – 188

Active Listings fell in Coal Harbour in the month of May, 2009. Listings fell to 188 from 209 the month before. This is the sixth time in the last seven months that listings have fallen and they now sit on par with where they were March 2008.

Coal Harbour Homes Sold (Coal Harbour Condos only) – 33

Coal Harbour Sales have been week for many months. From October 2008 through to January 2009 they stayed in the single digits. April 2009 saw Sales rise significantly from 12 in March to 32. They remained relatively flat at 33 in May. It’s the fourth time in the last five months that sales rose.

Of the sales that took place, the average price was $848,000. This was an increase from the $747,000 seen in April. Average Days on Market rose slightly to 141 in May 2009 from 126 in April 2009.

The Average Per Square Foot Price for sales in May 2009 was $802 which was a small increase over the $791 seen in April.

Coal Harbour Home Sale Prices (Coal Harbour Condos only)

There was 1 sale under $300,000, 5 sales between $300,000 and $400,000, 4 sales between $400,000 and $500,000, 4 sales between $500,000 and $600,000, 3 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000, 3 sales between $900,000 and $1,000,000, 2 sales between $1,000,000 and $1,100,000, 3 sales between $1,100,000 and $1,300,000, 2 sales between $1,500,000 and $2,000,000 and 1 sale over $3,000,000.

The least expensive sale was $272,900 for a 10 year old 419 sq ft studio. The most expensive sale was $3,500,000 for a 5 year old, 2529 sq ft, 3 bedroom.
