Downtown Vancouver Real Estate Statistics and Chart for November 2008

It’s the beginning of December, and it’s time to begin looking back at last months Vancouver real estate market. First up, the largest condo market in Vancouver, Downtown Vancouver.

Here are the Downtown Vancouver real estate market statistics for November, 2008. Once again, the chart above provides you with a visual depiction of the real estate statistics for the past year.

Downtown Vancouver Homes for Sale (Downtown Vancouver Condos only) – 749

For two months in a row, and three of the last four, there was a drop in Active Listings in the Downtown Vancouver real estate market. The high was 818 and was reached in September when listings peaked all around the city. Today’s number is more in line with the number of listings in May/June when the market first showed signs of weakness.

Downtown Vancouver Homes Sold (Downtown Vancouver Condos only) – 40

Sales dropped for the third month in a row, and the fourth in the last five. 40 sales is the low for the year (the previous low was 46 in October). The Average Sale Price in Downtown Vancouver real estate rose slightly to $432,000 (up from $427,000). Of the units sold, the cumulative Days on Market rose to 101 (from 70). The average Per Square Foot Price for Downtown Vancouver condo sales in November, 2008 was $575 (from $569).

There were 7 sales under $300,000, 18 sales between $300,000 and $400,000, 9 sales between $400,000 and $500,000, 3 sales between $500,000 and $700,000, 2 sale between $900,000 and $1,000,000 and 1 sale at $1,400,000.
