Downtown Vancouver Real Estate Statistics and Chart for April 2009

April 2009 was yet another strong month in the Vancouver real estate market. Once again, Vancouver West saw some of biggest improvements. Sales were up 31.54% while listings were up only 1.73% (both month over month). You can read my review of Vancouver real estate for March 2009 here.

Downtown Vancouver Homes for Sale (Downtown Vancouver Condos only) – 457

For the seventh month in a row (8 of 9) Active Listings in downtown Vancouver fell. In the month of April they fell from 547 in March  to 457. For the first time in a year, the total number of listings in Downtown Vancouver is below those levels a year ago.

Downtown Vancouver Homes Sold (Downtown Vancouver Condos only) – 120

Sales were well up in April 2009 over the previous month. There were 120 sales in April 2009 from the 90 seen in March. April saw sales increase for the fourth month in a row.

The Average Sale Price fell slightly to $395,000 from $402,000. This was the third month in the last four that the Average Sale Price fell. Of units sold, the Cumulative Days on Market rose to 107 (from 94). Average Price Per Square Foot for downtown Vancouver condos fell to $534 from $541 in March 2009.

There were 3 sales under $200,000, 25 sales between $200,000 and $300,000, 44 sales between $300,000 and $400,000, 31 sales between $400,000 and $500,000, 9 sales between $500,000 and $600,000, 5 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000, and 1 sale between $1,200,000 and $1,300,000.

The least expensive sale was a 31 year old 461 sq ft studio that sold for $175,500. The most expensive downtown Vancouver condo that sold in February was an 1 year old 1614 sq ft 2 bed, 3 bath condo for $1,250,000.
