Downtown Vancouver Real Estate Statistics and Chart for August 2009

August 2009 in Vancouver real estate was another strong month. As the summer wore on, we saw some month to month declines in Sales but Supply continued to fall.

Downtown Vancouver Homes for Sale (Downtown Vancouver Condos only) – 448

After eight consecutive months of declining Active Listings, the most recent two saw a rise. This past month stopped that trend as Active Listings fell from 466 to 448.  At it’s height, there were 818 active listings in September 2008 in the Downtown Vancouver condo maret.

We had seen seven consecutive months of Sales. However, August saw Sales drop for the first time. There were 175 Sales in August from the 190 in the month before.

The Average Sale Price fell slightly to $438,000 from $441,000. This was the third month in the last seven that the Average Sale Price rose. Of units sold, the Cumulative Days on Market fell significantly to 40 (from 76). Average Price Per Square Foot for downtown Vancouver condos rose slightly to $605 from $594 in July 2009.

There were 7 sales between $200,000 and $300,000, 81 sales between $300,000 and $400,000, 50 sales between $400,000 and $500,000, 22 sales between $500,000 and $600,000, 5 sales between $600,000 and $700,000, 4 sales between $700,000 and $800,000, 3 sale between $800,000 and $900,000, and 2 sales over $1,000,000.

The least expensive sale was a 31 year old 538 sq ft 1 bedroom that sold for $245,000. The most expensive downtown Vancouver condo that sold in August was a brand new 1287 sq ft 2 bed, 2 bath condo for $1,099,000.
