Yet another month has passed. It’s time to look at what happened in the Downtown Vancouver real estate market. Vancouver had a much better February than January. If you’ve been reading my blog, you’ll have seen big increases in the weekly numbers for the city…but now it’s time to look at the neighborhoods.
Downtown Vancouver Homes for Sale (Downtown Vancouver Condos only)

It is now five months in a row (and six out of seven) that active listings in downtown Vancouver have dropped. There were only 570 Active Listings (from 582 in January) in February, 2009. It’s not a big drop from last month, but every other neighborhood I follow saw at least a slight rise in listings…so it breaks that trend.
Downtown Vancouver Homes Sold (Downtown Vancouver Condos only)

Wow. There was a big jump in Sales for the downtown Vancouver real estate market. This is the second month in a row that we saw a big jump (from 24 to 49 and now to 87). The Average Sale Price fell once more to $374,000 (from $412,000). Of the units that sold, the cumulative Days on Market fell slightly to 93 (from 96). The Average Per Square Foot Price for downtown Vancouver condoos fell to $531 (from $556).
Downtown Vancouver Home Sale Prices (Downtown Vancouver Condos only)
There were 18 sales under $300,000, 40 sales between $300,000 and $400,000, 20 sales between $400,000 and $500,000, 8 sales between $500,000 and $600,000 and 1 sale between $100,000 and $1,100,000.
The least expensive sale was a 16 year old 440 sq ft studio that sold for $175,000. The most expensive downtown Vancouver condo that sold in February was a new construction, 1554sq ft 2 bed, 3 bath condo for $1,050,000.
