Downtown Vancouver Real Estate Statistics and Chart for January 2009

Here are the Downtown Vancouver real estate market statistics for January, 2009. The chart above provides you with a visual depiction of the real estate statistics for the last twelve months.

Downtown Vancouver Homes for Sale (Downtown Vancouver Condos only) – 582

For the fourth month in a row (and fifth month out of the last six), active listings in downtown Vancouver dropped. There were 582 Active Listings (down from 630) in the month of January, 2009. That number puts us on par with the number of listings in early April, 2008.

Downtown Vancouver Homes Sold (Downtown Vancouver Condos only) – 49

We’d seen four straight months of sales dropping through to December, 2008. January, 2009 bucked that trend and saw a substantial rise in Sales from 24 up to 49. The Average Sale Price fell to $412,000 (from $443,000 in December) which ended a rising trend the previous three months. Of the sold units, the cumulative Days on Market fell substantially to 96 (from 113). The Average Per Square Foot Price for downtown Vancouver condos fell to $556 (from $580).

Downtown Vancouver Home Sale Prices (Downtown Vancouver Condos only)

There were 9 sales under $300,000, 21 sales between $300,000 and $400,000, 10 sales between $400,000 and $500,000, 6 sale between $500,000 and $600,000, 1 sale between $900,000 and $1,000,000, and 2 sales between $1,200,000 and $1,300,000.

The least expensive sale was a 29 year old 465 sq ft studio that sold for $190,000. The most expensive downtown Vancouver condo that sold in January was a six year old, 1714 sq ft 2 bed, 3 bath condo for $1,265,000.
