July 2009 in Vancouver real estate was a record month as far as sales went. From January 2009 being the worst month ever recorded for sales in Vancouver we have come a very long way in just seven short months.
Downtown Vancouver Homes for Sale (Downtown Vancouver Condos only) – 466
There were eight consecutive months of declining Active Listings in the Downtown Vancouver real estate market. Including this past month, we now have had two in a row where the number of listings has actually increase. The increase was very slight (going from 462 the month before to 466). At it’s height, there were 818 active listings in September 2008 in the Downtown Vancouver condo maret.
Downtown Vancouver Homes Sold (Downtown Vancouver Condos only) – 190
Sales in Downtown Vancouver have been increasing steadily over the past months. Including July, Sales have increased for seven consecutive months. We saw them rise this past month from 185 in June to 190 in July 2009.
The Average Sale Price rose to $441,000 from $428,000. This was the fourth month in the last six that the Average Sale Price rose. Of units sold, the Cumulative Days on Market rose to 76 (from 65). Average Price Per Square Foot for downtown Vancouver condos rose to $594 from $586 in June 2009.
Downtown Vancouver Home Sale Prices (Downtown Vancouver Condos only)
There were 19 sales between $200,000 and $300,000, 75 sales between $300,000 and $400,000, 47 sales between $400,000 and $500,000, 27 sales between $500,000 and $600,000, 10 sales between $600,000 and $700,000, 5 sales between $700,000 and $800,000, 1 sale between $800,000 and $900,000, and 4 sales over $1,000,000.
The least expensive sale was a 31 year old 461 sq ft studio that sold for $219,000. The most expensive downtown Vancouver condo that sold in July was an 8 year old 1509 sq ft 2 bed, 2 bath condo for $1,200,000.
