Downtown Vancouver Real Estate Statistics and Chart for May 2009

May 2009 in Vancouver real estate was incredibly strong. We saw inventory levels (active listings) continue to fall while demand (sales) strengthened.

Downtown Vancouver Homes for Sale (Downtown Vancouver Condos only) – 425

Yet again, Active Listings in downtown Vancouver fell. They dropped from 457 in April 2009 to 425 in May. This was the eigth month in a row (9 of 10) that Active Listings fell.  We have not seen this limited number of listings since January 2008. In fact, for much of 2008 the number of Active Listings in downtown was nearly double what it is today.

Downtown Vancouver Homes Sold (Downtown Vancouver Condos only) – 157

Sales continued to rise in downtown Vancouver in the month of May 2009. From the 120 Sales in April 2009 Sales jumped to 157 in May. This was the fifth month in row that Sales increased.

The Average Sale Price rose to $420,000 from $395,000. This was just the second month in the last five that the Average Sale Price rose. Of units sold, the Cumulative Days on Market fell to 94 (from 107). Average Price Per Square Foot for downtown Vancouver condos rose to $572 from $534 in April 2009.

There was 1 sale under $200,000, 24 sales between $200,000 and $300,000, 69 sales between $300,000 and $400,000, 34 sales between $400,000 and $500,000, 12 sales between $500,000 and $600,000, 3 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000, 2 sales between $800,000 and $900,000, 5 sales between $900,000 and $1,000,000 and 2 sales between $1,200,000 and $1,300,000.

The least expensive sale was a 14 year old 440 sq ft one bedroom that sold for $162,000. The most expensive downtown Vancouver condo that sold in February was an 1 year old 1431 sq ft 2 bed, 2 bath condo for $1,249,000.
