Downtown Vancouver Real Estate Statistics and Chart for March 2009

The month of March 2009 was a strong one in the Vancouver real estate market. One of the strongest areas in the region was Vancouver West. Sales were up 41% and listings up only 2.1% (both month over month). You can read my review of Vancouver real estate for March 2009 here.

Downtown Vancouver Homes for Sale (Downtown Vancouver Condos only) – 547

For the six month in a row (7 of 8) Active Listings in downtown Vancouver fell. In the month of March they fell from 570 in February to 547. This number even compares favorably to the 495 seen in March 2008.

Downtown Vancouver Homes Sold (Downtown Vancouver Condos only) – 90

Sales were up on slightly in March 2009 over the previous month. We went from 87 to 90. However, this is the third month in a row that Sales increased albeit at a much slower pace than the previous two months.

The Average Sale Price rose for the first time in three months. March 2009 saw he Average Sale Price reach $402,000 from $374,000 the previous month. Of units sold, the Cumulative Days on Market rose slightly to 94 (from 93). Average Price Per Square Foot for downtown Vancouver condos rose to $551 from $531 in February 2009.

There were 2 sales under $200,000, 18 sales between $200,000 and $300,000, 43 sales between $300,000 and $400,000, 16 sales between $400,000 and $500,000, 3 sales between $500,000 and $600,000, 3 sales between $600,000 and $700,000, 2 sales between $1,100,000 and $1,200,000 and 2 sales between $1,300,000 and $1,600,000.

The least expensive sale was a 31 year old 461 sq ft studio that sold for $172,500. The most expensive downtown Vancouver condo that sold in February was an 8 year old 1636sq ft 2 bed, 2 bath condo for $1,575,000.
