There were 145 Active Listings in the month of July 2009. This is down from 162 in June 2009 and the fourth month in a row that there’s been a drop. It is also less than half the high of 328 seen in October 2008 in the Fairview community of Vancouver.

July was another strong month in Vancouver real estate. In comparison to June, there was a slight drop in Sales (year over year was where there was a vast improvement). Sales fell from a high of 93 in June 2009 to 66 in July. There were only18 Sales in January 2009 and as recently as April 2009 there were only 58 transactions.
The Average Sale Price fell to $510,000 in July 2009 from $524,000 in June. Cumulative Days on Market fell dramatically to 49 (from 81) days. Meanwhile, the Average Price Per Square Foot fell to $430 from $536.

There was 1 sale under $200,000, 4 sales between $200,000 and $300,000, 18 sales between $300,000 and $400,000, 13 sales between $400,000 and $500,000, 10 sales between $500,000 and $600,000, 12 sales between $600,000 and $700,000, 5 sales between $700,000 and $800,000, 2 sales between $800,000 and $900,000 and 1 sale over $1,000,000.
The least expensive sale was $155,500 for a 49 year old 479 sq ft studio. The most expensive sale was $1,630,000 for a n 11 year old, 2567 sq ft, 2 bedroom, 4 bathroom.
