After three consecutive months of declines in Active Listings, February saw a rise over January. There were 209 Active Listings in the Fairview Vancouver real estate market from the 196 in January 2008.

January saw a slight rise over a very lethargic December. However, February blew both months away as the 41 Sales were more than triple December (13) and double January (18).

After seeing the Average Sale Price riing for two months in a row, it fell in February to $427,000 from the $453,000 we saw in January. Meanwhile, the cumulative Days On Market fell significantly (after it had risen strongly the month before) to 79 from 123.

The Average Price Per Square Foot fell to $464 from $487 for Fairview Vancouver condos in February, 2009.

There was 10 sales between $200,000 and $300,000, 8 sales between $300,000 and $400,000, 13 sales between $400,000 and $500,000, 5 sales between $500,000 and $600,000, and 4 sales between $600,000 and $700,000, and 1 sale between $800,000 and $900,000.

The least expensive sale was $225,000 for a 57 year old 540 sq ft 1 bedroom. The most expensive sale was $840,000 for a 14 year old, 1732 sq ft, 2 bedroom.
