Fairview Vancouver Real Estate MLS Statistics and Chart for March 2009

Here are the Fairview real estate MLS statistics for March, 2009.

From November through to January there was a significant decline in the number of Active Listings in the Fairview Vancouver real estate market. Since bottoming at 196 Active Listings in January, we’ve now had two consecutive months of increases. This rise, however, was not very steep as March saw only 214 Active Listings in Fairview (up from 209 in February).

While Active Listings remained relatively flat, so did Sales of condos in the Fairview Vancouver real estate market. March saw the same number of Sales as February take place (41)…but these numbers were way up from the 18 seen in January 2009.

The Average Sale Price rose from $427,000 in February 2009 up to $455,000 in March. Cumulative Days on Market stayed flat at 79 days, the same as it was in February. Meanwhile, the Average Price Per Square Foot rose slightly to $471 from $464.

There were 4 sales between $200,000 and $300,000, 19 sales between $300,000 and $400,000, 7 sales between $400,000 and $500,000, 3 sales between $500,000 and $600,000, and 5 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000 and 1 sale between $1,300,000 and $1,400,000.

The least expensive sale was $210,000 for a 35 year old 424 sq ft studio. The most expensive sale was $1,398,000 for a 16 year old, 2141 sq ft, 3 bedroom.
