The total Active Listings in the Fairview Vancouver real estate market fell once again to 196 in January 2008. This is the third month in a row that we’ve seen a drop in the number of Active Listings in Fairview.

After a dismal month in December (just 13 Sales), January was actually a (comparably) decent month with 18 Sales. Interestingly, Fairview bucked the wider trend going down in December when most areas went up, and up in January when most areas of Vancouver saw sales dip.

The Average Sale Price rose for the second month in a row up t0 $453,000 in January from $426,000 in December. Meanwhile, the cumulative Days On Market rose strongly to a new annual high of 123 (from 92).

The Average Price Per Square Foot rebounded to $487 from $447 for Fairview Vancouver condos in January, 2009. That`s quite a strong increase after three months that had seen a downward trend.

There was 6 sales between $200,000 and $300,000, 3 sales between $300,000 and $400,000, 2 sales between $400,000 and $500,000, 2 sales between $500,000 and $600,000 and 3 sales between $600,000 and $700,000, and 2 sales between $700,000 and $800,000.

The least expensive sale was $222,000 for a 23 year old 420 sq ft studio. The most expensive sale was $800,000 for a new construction, 1503 sq ft, 3 bedroom.
