In short, we had another very strong week last week. It wasn’t quite as stellar as the previous week but it was only a slight step down.

Where this past week took a backseat to the last one was primarily with New Listings. There was a jump (+14.11%) in New Listings to 372 from 326 the week before. This is only the third week in the last nine that New Listings have risen.

Sales fell slightly (-1.47%) to 268 from 272 the previous week. This is only the second week in the last seven that Sales fell. However, after a big jump the previous week (+27.10%) it’s impressive that Sales continue to remain so close to this record high.

With New Listings rising strongly and Sales dropping slightly, the Sell/List ratio suffered (-11.39) this past week. The last week of April saw the Sell/List ratio fell to 72.04% from 83.44% in the previous week.

As is typical for the week that encompasses the end of the month, there was a big jump in the Removed Listings. As usual, there was a big bump up in Expired listing (+920%) to 204 from 20. What’s unusual is the rise in Terminated/Cancelled listings (+47.37%) to 112 from 76.

The most encouraging sign of the past week is the drop in Active Listings (-5.09%). Despite the rise in New Listings, the continued strength of Sales and the big spike in Removed Listings meant that Active Listings fell to 3861 from 4068.

Except for the first week of January, this is the lowest number of listings that we’ve seen all year. Keep in mind that this is in stark contrast to the end of 2008. From June 2008 through to the end of the year the number of Active Listings rarely fell below 5500 and was often up near 6000.
