Kitsilano Real Estate MLS Statistics and Chart for November 2008

Another month has passed and so it’s time to update the Kitsilano real estate market statistics for November, 2008. I’ve included the chart above so that you can see visually what’s been happening in the Kitsilano real estate market over the course of the year. Kitsilano Homes for Sale (Kitsilano Condos only) – 280

A peak of 286 Active Listings was reached in September 2008. Since that time, there have been two months of a downward trend. Since we now sit at 280 that downward slope is rather slight, but it is holding steady at least.

Kitsilano Homes Sold (Kitsilano Condos only) – 16

As last month, there were 16 sales in Kitsilano last month. That is tied for the lowest number of sales this year, but at least it didn’t dip any lower. The Average Sale Price was $464,000 (also a low for the year) with an Average Per Square Foot Price of $517. Of the homes that sold, their Cumulative Days on Market was 93 days (also a high for the year).

Kitsilano Home Sale Prices (Kitsilano Condos only)

There were 3 sales between $200,000 and $300,000, 7 sales between $300,000 and $400,000, 2 sales between $400,000 and $500,000, 1 sale between $600,000 and $700,000, and 2 sales between $800,000 and $1,000,000.
