Here are the Kitsilano real estate market statistics for December, 2008.

Kitsilano Homes for Sale (Kitsilano Condos only) – 207

There was a big drop in Active Listings in the Kitsilano real estate market in December 2008. After a peak of 286 listings in September, there have been three consecutive months of decline in the number of Active Listings.

Kitsilano Homes Sold (Kitsilano Condos only) – 17

There were 17 Sales of Kitsilano condos in December 2008. This is a very slight rise over the 16 that sold the month before, but the numbers have held relatively steady for three straight months.

The Average Sale Price was $528,000 in December 2008 which was a rise after the low reached in November of $464,000. The Average Per Square Foot Price of $496 (a drop from last month`s $517). Of the homes that sold, their Cumulative Days on Market was 69 days (a drop from the 93 from November).

Kitsilano Home Sale Prices (Kitsilano Condos only)

There were 3 sales between $300,000 and $400,000, 7 sales between $400,000 and $500,000, 3 sales between $500,000 and $600,000, 1 sale between $600,000 and $700,000, 1 sale between $600,000 and $700,000 and 2 sales between $800,000 and $1,000,000.

The least expensive listing sold for $315,000 which was a 742 sq ft 29 year old 2 bedroom, 1 bath. The most expensive sale sold for $930,000 for a brand new 3 bed, 2 bath that is 1572 sq ft.
