Mount Pleasant Vancouver MLS Stats - January 2009

Here are the Mount Pleasant Vancouver real estate market statistics for January, 2009. Please note, that this information is for the Mount Pleasant community in Vancouver East only.

Mount Pleasant Homes for Sale (Mount Pleasant Condos only)

In January 2009, there were 191 Active Listings in the Mount Pleasant Vancouver community. This is now the fourth month in a row that we`ve seen a drop in the number of listings (from the high of 281 in September).

Mount Pleasant Homes Sold (Mount Pleasant Condos only)

After three straight months of declining Sales, we saw sales move up to 23 in January (from 15). Of these sales, the Average Price was $388,000 which was down substantially from the $443,000 seen in the previous month.

Meanwhile, Average Days on Market rose significantly to 112 from 82.

The Average Per Square Foot Price for sales in January 2009 was $440 (down from $485 in December).

Mount Pleasant Home Sale Prices (Mount Pleasant Condos only)

There was 1 sale below $200,000, 4 sales between $200,000 and $300,000, 9 sales between $300,000 and $400,000, 2 sales between $400,000 and $500,000, 5 sales between $500,000 and $600,000, and 2 sales between $600,000 and $700,000.

The least expensive sale was $167,000 for a 32 year old 527 sq ft 1 bedroom. The most expensive sale was $680,000 for a 16 year old 1625 sq ft, 2 bedroom, 2 bath.
