Here are the Mount Pleasant Vancouver real estate market statistics for December, 2008. Please note, that this information is for the Mount Pleasant community in Vancouver East only.

Mount Pleasant Homes for Sale (Mount Pleasant Condos only) – 197

There were 197 Active Listings in the Mount Pleasant Vancouver community in December 2008. This is the third month in a row that we`ve seen a significant drop (from the highs of 281 in September).

Mount Pleasant Homes Sold (Mount Pleasant Condos only) – 15

For the third straight month Sales fell. December 2008 saw sales drop from 16 to 15 and 19 in October. However, Sales are holding relatively steady.

Of the Sales that took place, the Average Price was $443,000 up from $369,000 in November. Average Days on Market fell significantly to 82 from 206.

The Average Per Square Foot Price for sales in December 2008 was $419.

Mount Pleasant Home Sale Prices (Mount Pleasant Condos only)

There were 3 sales between $200,000 and $300,000, 4 sales between $300,000 and $400,000, 4 sales between $400,000 and $500,000, 2 sales between $500,000 and $600,000, 1 sale between $600,000 and $700,000 and 1 sale at $1,200,000.

The least expensive sale was $205,000 for a 28 year old 712sq ft 2 bedroom. The most expensive sale was $1,200,000 for a new construction, 1640 sq ft, 3 bedroom, 2 bath.
