Mount Pleasant Vancouver Real Estate MLS Statistics and Chart for April 2009

Here are the Mount Pleasant Vancouver real estate market statistics for April, 2009. Please note, that this information is for the Mount Pleasant community in Vancouver East only.

Mount Pleasant Homes for Sale (Mount Pleasant Condos only) – 179

Active Listings rose in the month of April in the Mount Pleasant Vancouver real estate market. April saw listings rise to 179 from 168. This is the second time in the last five months that listings rose (down from a high of 281 in September 2008).

Mount Pleasant Homes Sold (Mount Pleasant Condos only) – 32

After nearly six months of having sales hover in the teens, they broke out of that pattern strongly in March. April continued this trend, rising only slightly to 32 Sales vs the 31 seen the month before.

Of these sales, the Average Price was $436,000 which was well up from the $366,000 seen in the previous month.

Average Days on Market fell nearly in half to 58 (from 107).

The Average Per Square Foot Price for sales in April 2009 was $449 (down from $418 in March).

Mount Pleasant Home Sale Prices (Mount Pleasant Condos only)

There were 6 sales between $200,000 and $300,000, 11 sales between $300,000 and $400,000, 5 sales between $400,000 and $500,000, 5 sales between $500,000 and $600,000, 2 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000 and 1 sale over $800,000.

The least expensive sale was $208,000 for a 37 year old 612 sq ft one bedroom. The most expensive sale was $850,900 for a brand new 2101 sq ft, 4 bedroom, 4 bath.
