Mount Pleasant MLS Statistics - August 2009

Here are the Mount Pleasant Vancouver real estate market statistics for August, 2009. Please note, that this information is for condos in the Mount Pleasant community in Vancouver East only.

Mount Pleasant Homes for Sale (Mount Pleasant Condos only) – 151

The Active Listings rose slightly in August in the Mount Pleasant Vancouver real estate market. Active Listings to 151 in August from 142 in July 2009. It was only the third time in the last nine months that listings rose.

Mount Pleasant Homes Sold (Mount Pleasant Condos only) – 51

There were 51 Sales in Mount Pleasant in August 2009. The rise, although slight, broke a two week trend of lower Sales. Sales in Mount Pleasant rose by two from 49 in July to 51 in August.

Of these sales, the Average Price was $428,000 which was down from the $428,000 seen in July.

Average Days on Market rose to 107 (from 86).

The Average Per Square Foot Price for sales in August 2009 rose to $474 (from $461 in July).

Mount Pleasant Home Sale Prices (Mount Pleasant Condos only)

There was 1 sale under $200,000, 11 sales between $200,000 and $300,000, 13 sales between $300,000 and $400,000, 9 sales between $400,000 and $500,000, 11 sales between $500,000 and $600,000, 2 sales between $600,000 and $700,000, and 2 sales over $700,000.

The least expensive sale was $184,500 for a 38 year old 484 sq ft one bedroom. The most expensive sale was $720,000 for a 2 year old 1716 sq ft, 3 bedroom, 3 bath.
