Mount Pleasant Vancouver MLS Stats - February 2009

Here are the Mount Pleasant Vancouver real estate market statistics for February, 2009. Please note, that this information is for the Mount Pleasant community in Vancouver East only.

Mount Pleasant Homes for Sale (Mount Pleasant Condos only) – 194

After four consecutive declines in Active Listings in the Mount Pleasant Vancouver real estate market, there was finally a rise in February 2009. Listings rose from 191 to 194 (and a high of 281 in September).

Mount Pleasant Homes Sold (Mount Pleasant Condos only) – 17

Following a sharp rise in January, there was a drop in Sales for Mount Pleasant Vancouver condos in February. Sales fell from 23 in January to 17 in February, 2009. Of these sales, the Average Price was $344,000 which was down substantially from the $388,000 seen in the previous month (and the lowest amount in the past year).

Average Days on Market fell to 94 from 112.

The Average Per Square Foot Price for sales in February 2009 was $381 (down from $440 in January).

Mount Pleasant Home Sale Prices (Mount Pleasant Condos only)

There were 3 sales below $200,000, 6 sales between $200,000 and $300,000, 3 sales between $300,000 and $400,000, 2 sales between $400,000 and $500,000, 2 sales between $500,000 and $600,000, and 1 sale between $600,000 and $700,000.

The least expensive sale was $145,500 for a 32 year old 428sq ft studio. The most expensive sale was $630,000 for a 2year old 1325 sq ft, 2 bedroom, 2 bath.
