Here are the Mount Pleasant Vancouver real estate market statistics for July, 2009. Please note, that this information is for condos in the Mount Pleasant community in Vancouver East only.
Mount Pleasant Homes for Sale (Mount Pleasant Condos only) – 142
Active Listings fell slightly in the month of July in the Mount Pleasant Vancouver real estate market. We sall active listings fall to 142 in July from 149 in June 2009. This was the sixth time in the last eight months that listings fell (down from a high of 281 in September 2008).
Mount Pleasant Homes Sold (Mount Pleasant Condos only) – 49
There were 49 Sales in Mount Pleasant in July 2009. This is the second month in a row that we’ve seen a decline in Sales, although each time they were not significant drops. This time the number of Sales in Mount Pleasant fell by one from 50 in June to 49 in July.
Of these sales, the Average Price was $442,000 which was up significantly from the $469,000 seen in June (and the first time in three months that it has risen).
Average Days on Market rose to 86 (from 64).
The Average Per Square Foot Price for sales in Juy 2009 rose to $461 (from $439 in June).
Mount Pleasant Home Sale Prices (Mount Pleasant Condos only)
There were 11 sales between $200,000 and $300,000, 12 sales between $300,000 and $400,000, 11 sales between $400,000 and $500,000, 8 sales between $500,000 and $600,000, 4 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000 and and 1 sale over $1,000,000.
The least expensive sale was $220,000 for a 31 year old 610 sq ft one bedroom. The most expensive sale was $1,170,000 for a 2 year old 1608 sq ft, 3 bedroom, 2 bath.
