Mount Pleasant Vancouver Real Estate MLS Statistics and Chart for June 2009

Here are the Mount Pleasant Vancouver real estate market statistics for June, 2009. Please note, that this information is for condos in the Mount Pleasant community in Vancouver East only.

Mount Pleasant Homes for Sale (Mount Pleasant Condos only) – 149

Active Listings fell once again in the month of June in the Mount Pleasant Vancouver real estate market. June saw listings fall to 149 from 173. This is the fifth time in the last seven months that listings fell (down from a high of 281 in September 2008).

Mount Pleasant Homes Sold (Mount Pleasant Condos only) – 50

Sales in Mount Pleasant were 50 in June 2009. This is down slightly from the high of 56 reached in May 2009. Until February of this year, sales were only in the mid-teens but have been rising since. This is the first time that they’ve fallen in four months.

Of these sales, the Average Price was $369,000 which was down from the $422,000 seen in May (and the second month in a row that it’s fallen).

Average Days on Market fell to 64 (from 77).

The Average Per Square Foot Price for sales in June 2009 fell very slightly to $438 (down from $439 in May).

Mount Pleasant Home Sale Prices (Mount Pleasant Condos only)

There were 7 sales below $200,000, 12 sales between $200,000 and $300,000, 12 sales between $300,000 and $400,000, 6 sales between $400,000 and $500,000, 11 sales between $500,000 and $600,000, 1 sale between $600,000 and $700,000 and 1 sale over $700,000.

The least expensive sale was $116,000 for a 28 year old 656 sq ft one bedroom. The most expensive sale was $750,000 for a five year old 1357 sq ft, 2 bedroom, 2 bath.
