Mount Pleasant Vancouver Real Estate MLS Statistics and Chart for March 2009

Here are the Mount Pleasant Vancouver real estate market statistics for March, 2009. Please note, that this information is for the Mount Pleasant community in Vancouver East only.

Mount Pleasant Homes for Sale (Mount Pleasant Condos only) – 168

February saw Active Listings rise in the Mount Pleasant Vancouver real estate market slightly for the first time in four months. However, it was a shortlived rise as March saw Active Listings drop once again to 168 from 194 (down from a high of 281 in September 2008).

Mount Pleasant Homes Sold (Mount Pleasant Condos only) – 31

Sales have remained in the mid-teens for about four consecutive months in Mount Pleasant (with the exception of a spike to 23 in January). However, in March this number nearly doubled with Sales in the Mount Pleasant Vancouver real estate market hitting 31 (up from 17 in February 2009).
Of these sales, the Average Price was $366,000 which was up from the $344,000 seen in the previous month (which was the lowest amount in the past year).

Average Days on Market rose to 107 from 94.

The Average Per Square Foot Price for sales in February 2009 was $418 (down from $381 in February).

Mount Pleasant Home Sale Prices (Mount Pleasant Condos only)

There was 1 sale below $200,000, 10 sales between $200,000 and $300,000, 9 sales between $300,000 and $400,000, 4 sales between $400,000 and $500,000, and 7 sales between $500,000 and $600,000.

The least expensive sale was $190,000 for a 32 year old 725 sq ft one bedroom. The most expensive sale was $600,000 for a 2 year old 1107 sq ft, 2 bedroom, 2 bath.
