Weekly Update – Vancouver Real Estate MLS Statistics December 15th – December 21st | Vancouver Real Estate Blog

What happened last week in the Vancouver real estate market? Well, the sky didn’t fall in. Not yet, anyways. It was actually a fairly decent week considering all that is happening. Anecdotally, many realtors are finding that people are coming back into the market ready to buy..at the right price.

Statistically, we saw New Listings drop once again to 104 (-20.61%). Interestingly, the Avg List Price for these new listings rose signifantly to $1,051,709 (+17.24%). That’s the highest level we’ve seen since I began recording the weekly numbers in this Vancouver Real Estate Blog in July of this year.

Sales are low. However, they are fairly steady and did not drop off to lows for the year. Last week saw 83 sales in Vancouver real estate market (-5.68%). The Avg DOM for those sales is also staying relatively firm at 54.23 (-8.40)…so it’s taking a listing about two weeks to sell (if it sells).

Combined, that brings our Sell/List ratio up to a rocketing 79.81%. That’s a very positive number, but again…not to be unexpected at this time of year. Most sellers will not be putting homes on the market right now and will be holding off until well into the New Year, and the same goes for Buyers.

With another strong week for Removed Listings, combined with the Sales and Listing activity, we saw another drop in Active Listings. In fact, for the Vancouver real estate market we saw the Active Listings drop below 5000 for the first time since July. The number at the end of this last week was just 4,935 listings (-4.69%).
