Weekly Update – Vancouver Real Estate MLS Statistics December 1st – December 7th | Vancouver Real Estate Blog

Wow. We haven’t seen a week like this one for a very long time. This was an incredibly strong week. You should probably take that last sentence in the context of the bad market we’ve been in for so long…however, it does hold promise.

For the fourth week in a row, we have a new low for New Listings at 176 (-6.38%). Once again, I expect that this is primarily because we are now in a seasonally slower Vancouver real estate season. Most of us are thinking more about Turkey and mistletoe than contracts and open houses.

That being said, we had the healthiest number of sales that we’ve seen in six weeks at 100 (+44.93%). The result of a drop in New Listings and rise in Sales is that the Sell/List ratio jumped up to 56.82% (+20.12). Again, a new record (at least since mid-July of this year)…and, again, I’d temper my enthusiasm for this strong number by pointing out that we do typically see an uptick in this number at this time of year.

I am also heartened to see that the Removed Listings number remains high at 213 (-48.05%). Combined with fewer New Listings, higher Sales and a good number of Removed Listings the strongest number of the week is the Active Listings down to 5318 (-5.99%). This is another new low (at least since July 2008).

Hmm…let’s see if this one week streak can continue next week…
