Another decent week in Vancouver real estate. Sales weren’t exceptional, and new listings didn’t drop off entirely, but the end result was solid all the way around. In fact, the most positive result was that total Active Listings in Vancouver fell -2.63% to 5178 (the lowest Active Listings recorded since mid-Summer 2008).

Now I’d say we are officially on a roll. New Listings fell for the fifth straight week. At a new low, we had only 131 New Listings hit the market last week (-25.57%). Sales fell slightly last week to 88 (-12.0%). The result was that the Sell/List ratio jumped up to 67.18% (+10.36)…a signicant improvement on the numbers we were seeing in the Fall hovering in the mid to low 20s.

Once again, the Removed Listings remain steady. The result of having such low numbers of New Listings, steady Sales and strong Removed Listings is that the Active Listings are continuing to drop.

I’ve mentioned it in the last couple weeks, but I will do so again here. I suspect that most of these changes can be attributed to the fact that we are now in a seasonally slow holiday period. The true test will be to see what happens in the Vancouver real estate market in the spring.
