For the second week in a row, we had a week with one fewer work day in it. The 13th of April was a holiday..and it certainly affected our numbers. How exactly it did that, I am not sure. The Vancouver real estate market saw an increase over the previous week for both New Listings as well as Sales.
This is the first week in a while where the numbers simply didn’t blow away those from the previous week. However, they were still incredibly strong.
New Listings of Vancouver homes rose (+32.10%) to 358 from 271 the previous week. This is the highest number of new listings that we’ve seen since the beginning of March. It is also only the second time in the last seven weeks that new listings rose.
Sales also rose (+8.63%), but at a much slower pace than new listings. There were 214 Vancouver homes sold last week in comparison to 197 the previous one. For the fourth week out of the last five that we’ve seen a new high for sales.
With New Listings outpacing Sales the Sell/List ratio took a hit (-12.92) this past week. The Sell/List ratio was 59.78% in comparison to 72.69% the week before.
Meanwhile, Removed Listings rose (+13.21%) to 120 from 106 the week before.
As a result of these changes, Active Listings in the Vancouver real estate market rose (+0.47%) very slightly. Active Listings last week were 4096 compared to 4077 the week before.
