After two weeks shortened by holidays, we finally had a full work week last week. Vancouver realtors appear to have been extremely busy this past week putting a lot of deals together in the Vancouver real estate market.

While last week’s numbers were good, they had tempered quite a bit compared to the stellar numbers we’d been seeing. This past week, was even better than any that we’d seen to date.

New Listings of Vancouver homes fell (-8.94%) to 326 from 358. The previous week had seen us hit the highest number of listings in over a month but that has clearly fallen off. It’s the sixth week in the last eight that listings have fallen.

Meanwhile, Sales were outstanding. They rocketed up (+27.10%) to 272 from 214 sales of Vancouver homes. This is the fifth week of the last five that we’ve hit another new high for sales this year (and since last July) in the Vancouver real estate market.

Since Sales rose far more dramatically than Listings, this had an effect on the Sell/List ratio. The Sell/List ratio rose (+23.66) to a very strong 83.44% from the previous week’s 59.78%.

Meanwhile, Removed Listings fell (-20%) to 96 from 120 the week before.

As a result of these changes, Active Listings in the Vancouver real estate market fell (-0.68%) slightly. Active Listings last week were 4068 compared to 4096 the week before. This is the lowest number of listings of Vancouver homes we’ve seen since the middle of January.
