Weekly Update – Vancouver Real Estate MLS Statistics April 6th – April 12th 2009 | Vancouver Real Estate Blog

This last week was a holiday week. Happy Easter for those of you that celebrate it! Holidays typically slow the market down a bit and things take a breather. This is mainly due to realtors taking time off, and this results in less activity taking place.

Amazingly, that didn’t happen this past week. I suspect that we might see some effect of the holiday this next week coming up (Easter Monday wasn’t included in these stats). Yes, New Listings were down significantly and so were Price Changes. However, Sales stayed strong and even increased…signs of a strengthening market.

New Listings fell -14.24% to 271 (from 316). This is the fifth out of the past six weeks that New Listings have fallen. Sales rose slightly +1.03% to 197 from 195. That’s the third week out of the past four that we’ve hit a new high for Sales.

The result is that the Sell/List Ratio improved once more to a very strong 72.69% (+10.98).

With Removed Listings falling back down to more regular numbers after the end of the month (-66.77%) to 106 (from 319) we still saw Active Listings fall this past week (although slightly). Active Listings fell -0.54% to 4077 from 4099.
