A healthy spring market has certainly returned to Vancouver real estate. The first signs began to appear in early February, and by the middle of the month it was clear that we were seeing a much stronger market than in the past few months.
This past week could be seen as the strongest week of the year for Vancouver. New Listings were up to 368 (+16.46%). However, Sales were up even stronger to 183 (+30.71%). The result is that the Sell/List Ratio rose to an impressive 49.73% (+5.42).
At the same time there was a big spike in the number of removed listings this past week. Of course, this is attributable to the fact that the end of the month fell within that time period. What we saw was All Removed Listings rising to 355 (+190.98%). The largest portion of this was the Expired Listings which were up to 268 (+605.26%).
Together, these numbers drove the number of Active Listings down significantly. At 4097 (-4.81%), the Active Listings are now on par with where they were at the very beginning of the year.
