Weekly Vancouver Real Estate Update – June 21st 2009 – Inventory Dropping

Yes. Once again, another excellent week in the Vancouver real estate market. The trends in Vancouver home sales that we have seen establishing themselves over the last couple of months show no signs of abating.

New Listings – Vancouver

New Listings fell for the first time in a month (-14.11%). The previous week they hit 404 but this past week New Listings fell to 347.

Home Sales – Vancouver

Sales fell. Slightly. Very slightly (-0.32%). They went from 311 to 310. This is hardly a change worth mentioning.

Sell/List Ratio – Vancouver

The Sell/List ratio rose strongly (+12.36) to 89.34% from 76.98%. This change was the result of sales remaining at a high level while new listings dropped this past week.

Price Change – Vancouver

I find it interesting to take a look at the Price Changes right now. I think that fewer price changes show that a market has strength. At the moment, we are seeing some of the lowest numbers of price changes in well over a year.

Active Listings – Vancouver

This number continues to surprise me. Active Listings continue to drop in Vancouver (-1.19%) down to 3582 from 3625. This is another new annual low. Incredible.

The Bottom Line

This past week we finally saw Sales taper off after about a month of steady increases. It would make life easier on buyers in the market right now if we saw a larger influx of new listings. However, sellers are benefitting from this low inventory.

This market really is the best time there has been to sell in over a year. At the same time, the low interest rates combined with lower prices makes this a very attractive time to buy.
