Weekly Update – Vancouver Real Estate MLS Statistics March 23rd – March 29th 2009

As I mentioned last week, we had six weeks of consistent and steady stats in the Vancouver real estate market. Last week there was a marked improvement in many categories. This week was a vast improvement on last week.

New Listings fell for the fourth week in a row. There were 266 New Listings last week compared to 314 the week prior (-15.29%). After we saw the most Sales in a year (189) Sales dropped off slightly (-5.82%) to 178.

These numbers resulted in another rise (the third in a row) in the Sell/List ratio to 66.92%.

At the same time Removed Listings are remaining relatively flat (-5.56% to 102 from 108). They have been holding steady for the last four weeks, but we should see a spike next week with the end of month numbers.

Active Listings fell for the first time in four weeks. It’s a very modest fall, from 4310 to 4281 (-0.67%).
