Weekly Update – Vancouver Real Estate MLS Statistics March 30th – April 5th 2009

This past week was yet another strong week in the Vancouver real estate market. Homes in Vancouver sold at the fastest pace we’ve seen since last year, and while there were more listings this week they did not flood the market.

New Listings rose +18.80% to 316 from 266. This is the first rise that we have seen in five weeks. At the same time, Sales rose +9.55% to 195 from 178 reaching a high for the year. Combining the two, we saw the Sell/List ratio fall -5.21 to 61.71% from 66.92% (falling for the first time in four weeks).

There was a spike this past wee in the Removed Listings. They were up +212.75% to 319 from 102. The biggest rise was from the Expired listings reaching 212 from 19 the week before.

All told, Active Listings fell to 4099 (-4.25%) from 4281. This is the second week in a row that Active Listings fell (reaching a high of 4310 two weeks ago).
