Weekly Vancouver Real Estate Update – May 17th 2009 – Signs Indicate Continued Strength | Vancouver Real Estate Blog

First of all, I have to apologize. Unfortunately, I missed a week (May 4th – 10th). These regular updates have become such a habit that I was surprised to discover that I missed one. Perhaps it’s an indication of just how busy the Vancouver real estate market has become.

Why can’t I just post the data for the week that I missed, you might wonder? The problem is that our access to the data is for a limited period of time. I can only access the majority of the information that I use to make these updates for 14 days. In this case, that time has already passed.

The last week was an incredibly strong week for Vancouver real estate. Every week is surprising me by being stronger than the last.

New Listings fell from 372 to 354. That’s a solid decline of -4.84% and the 7th of the last ten where we saw New Listings fall.

Sales rose strongly (+12.31%) to 301 from 268 in the previous week. This is the fifth week out of the last six where we saw an increas in Sales.

The Sell/List ratio improved to 85.03%. This is a very strong increase of 12.99 over the previous week, and the highest we’ve seen this number this year.

Perhaps most telling is that the number of Active Listings has dropped once again. Active listings fell (-1.55%) to 3801 from 3861. This is the lowest number we’ve seen since the new year (3763) when Active Listings bottomed temporarily and then quickly rebounded.
