Weekly Vancouver Real Estate Update – May 31st 2009 – Yet Another Strong Week | Vancouver Real Estate Blog

I shouldn’t be surprised, should I? In my last weekly update I reported to you that the week of May 18th – 24th was really the best week that we’d seen all year. That’s a tough act to follow. This last week (May 25th – May 31st 2009) was strong, but it didn’t nearly surpass the previous week.

New Listings rose steeply (+23.84%) to 374 from 302. That rise comes after two steady weeks of New Listings declining. This particular statistic has been fairly choppy in the last few weeks, heading up one week and usually coming back down the next.

Meanwhile, Sales rose (+8.04%) to 309 from 286. This is an outstanding number as it is the highest number of Sales that have been recorded in a year in Vancouver. After falling off an annual high last week, it’s good to see the Sales number bounce back up like this (this is the sixth week in the last eight that Sales have gone up).

The stratospheric rise of the Sell/List ratio couldn’t continue. Down -12.08 to 82.62% from 94.70%. This is still a very strong number and a great indication of just how busy the spring real estate market has been in Vancouver.

After having broken the annual low for the number of Active Listings last week, we actually crashed through it this week. Down -2.03% to 3673 from 3749. This is not only the lowest number of listings this year, but the lowest number of Active Listings we’ve seen year-over-year.
