Weekly Vancouver Real Estate Update – September 14th 2009 – Sales Rebound, Inventory Still Rising | Vancouver Real Estate Blog

It’s beginning to look as though the beginning of every month lately is having a weak start. My suspicion is that this is due to August and September each having a long weekend at the beginning of the month. With one less day in the week, there are that many fewer real estate transactions that take place.

Weekly Vancouver MLS Statistics - September 14th, 2009

New Listings – Vancouver

For the fourth week in a row, New Listings increased. There were 454 New Listings last week and 423 the week before. This is an increase of +7.33%.

Home Sales – Vancouver

After a slow previous week, this week saw a +44.98% increase in Sales. We went from just 209 Sales up to 303. This was the first time in five weeks that Sales had actually gone up.

Sell/List Ratio – Vancouver

A smaller rise in New Listings than in Sales meant that the Sell/List ratio rose this past week. It increased by +17.33 to 66.74% from 49.41% the week before.

Price Change – Vancouver

Price changes came up sharply (+29.87%) to 100 from 77 the week before.

Active Listings – Vancouver

For the second week in a row we have Active Listings increase. These are not insignificant increases as the previous week it went up over +4% and this week it is +2.01%. There were 3129 Active Listings the week before and this week saw us hit 3192. This comes on the tails of hitting the annual low of 3006 just two weeks prior.

The Bottom Line

We are seeing usual activity for the fall market. Typically Sales slow down and Active Listings increase at this time of year. That’s good news for buyers that have been trying to pick up property this past spring or summer. There have been countless frustrated buyers with very little inventory to purchase. It’s beginning to look like that may change in the coming weeks.
