
- Weekly Vancouver MLS Statistics – October 5th – 11th 2009
There was a spike in both Listings and Sales this past week. The strong months that have come before don’t appear to be going anywhere as the market continue to hold it’s own.
New Listings – Vancouver
After four straight weeks of steady increases in New Listings, the previous week saw a drop. However, this past week did not continue that trend. Instead, we had New Listings spike up +17.92% to 500 from 424 the previous week.
Home Sales – Vancouver
After two weeks of declining Sales, this past week saw a significant increase. There were +17.54% more sales this past week than the one before. We had 315 vs 268.
Sell/List Ratio – Vancouver
There was a large swing in both New Listings as well as Sales. Interestingly, they both increased at the same pace (for the second week in a row) and that meant that the Sell/List Ratio remained relatively flat. It declined (-0.21) to 63% from 63.21%.
Price Change – Vancouver
Price changes rose (+11.11%) to 120 from 108 the week before.
Active Listings – Vancouver
It would appear that the previous week’s slight decline in Active Listings was a head fake and not the beginning of a new trend. This week the number of Active Listings resumed it’s upward trajectory to 3354 from 3243 (+3.42%).
The Bottom Line
The typical fall trend continues. New Listings are rising as is inventory. What is more surprising is how well the number of Sales are holding up. I expect that next week will be particularly weak (having the Thanksgiving Day long weekend in it) but that the strong trend will continue thereafter.
