There wasn’t a big change in the Vancouver real estate market this past week. To a large degree, we were relatively flat as far as new listings and sales went. Where we do see a more significant change is in the number of active listings. As expected, this number is beginning to rise after the incredible lows we saw towards the end of August.

New Listings – Vancouver
It has been four weeks now that the New Listings have continued to increase. There had been 454 new listings in the previous week, and last week this number rose (+3%) to 468. This is welcome news for buyers as they await new listings on the market and it’s the most new listings we’ve seen in one week since September 2008.
Home Sales – Vancouver
Sales dropped this past week. It hardly bears mentioning, as the number fell from 303 down to 302. The drop was just 0.33%.
Sell/List Ratio – Vancouver
With New Listings rising and Sales relatively flat, the Sell/List ratio fell to 64.53% (-2.21).
Price Change – Vancouver
Price changes fell (-21%) to 79 from 100 the week before.
Active Listings – Vancouver
For the third week in a row Active Listings increased.From a low of 3006 active listings a month ago, there are now 3280. This was an increase of 2.01% over the previous week’s 3192.
The Bottom Line
The typical fall activity that I talked about last week continues. Sales are fairly steady, but New Listings are rising and so are the Active Listings. For buyers, this is an opportune time to find properties that seemed to have been impossible to find in the spring and summer months. Seller’s need to be aware of this changing landscape and adjust their expectations accordingly.
