West End Vancouver Real Estate MLS Statistics and Chart for April 2009

Here is the monthly update of real estate market statistics for the West End of Vancouver in April 2009.

West End Vancouver Homes for Sale (West End Vancouver Condos only) – 255

In April 2009 we saw Active Listings in the West Vancouver real estate market drop from 261 to 255. This was the second month in a row that Active Listings fell in the area (and the fourth in the last five), although only slightly.

West End Vancouver Homes Sold (West End Vancouver Condos only) – 70

April was the fifth month in a row that we saw the number of Sales rise in the West End. This past month saw a rapid increase from just 48 in March up to 70 in April. This is a long way from the low of 15 seen in November of 2008.

In the meantime, the Average Sale Price rose significantly. It was just $432,000 in March, 2009 and rose to $533,000 in April (the fifth rise in the last six months). The Average Per Square Foot price rose to $596 from $533. Of sales, the Average Days on Market rose to 96 from 80.

West End Vancouver Home Sale Prices (West End Vancouver Condos only)

There were 2 sales below $200,000, 14 sales between $200,000 and $300,000, 21 sales between $300,000 and $400,000, 9 sales between $400,000 and $500,000, 7 sales between $500,000 nd $600,000, 6 sales between $600,000 and $700,000, 1 sale between $700,000 and $800,000, 2 sales between $800,000 and $900,000, 2 sales between $1,000,000 and $1,200,000, 2 sales between $1,200,000 and $1,300,000, 2 sales between $1,400,000 and $1,600,000, and 2 sales between $2,200,000 and $2,600,000.

The least expensive sale was a 446 sq ft, 39 year old studio for $195,000. The most expensive sale was a 1 year old 2694 sq ft, 2 bedroom, 3 bath condo for $2,550,000.
