West End Vancouver MLS Real Estate Stats

Here is the monthly update of market statistics for the West End of Vancouver in November 2008.

West End Vancouver Homes for Sale (West End Vancouver Condos only) – 262

The Total Active Listings in the West End of Vancouver fell for the first time in four months to 262 (from 307 in November). The West End had been bucking the trend seen throughout the other areas that I follow, but has now followed suit.

West End Vancouver Homes Sold (West End Vancouver Condos only) – 19

The month of November saw sales hit a low of just 15. However, December saw Sales bounce a little up to 19. It`s still a low number, but the trend of falling Sales reversed for at least one month.

Average Sale Price rose to $401,000 (up from $375,000). Meanwhile,
Average Days on Market climbed to 71 (from 60 in November). The Average Per Square Foot Price was $512 (from $492) for West End Vancouver condos in December, 2008.

West End Vancouver Home Sale Prices (West End Vancouver Condos only)

There were 7 sales between $200,000 and $300,000, 4 sales between $300,000 and $400,000, 3 sales between $300,000 and $400,000, 2 sales between $400,000 and $500,000, 1 sale between $500,000 and $600,000, 1 sale between $600,000 and $700,000 and 2 sales between $700,000 and $800,000.

The least expensive sale was a 673sq ft, 31 year old one bedroom for $218,000. The most expensive sale was a 1066 sq ft, 4 year old 2 bedroom for $785,000.
